Plans are back on the table for 922 Millwood Road in Toronto’s Leaside neighbourhood, where a resubmission from Roni Group, tied to the original Hamr Millwood Investments ownership, now proposes an eight-storey condominium, up from the previous five storeys, while introducing a new design by TAES Architect Inc. in place of the original by Makow Associates Architects. The project continues the site’s transition toward mid-rise urban housing, with future Ontario Line 3 and Eglinton Line 5 stations located either a short ride to the east or north, respectively.

Occupying the northeast corner of Millwood and Randolph roads, the property at 922 Millwood Road is vacant following demolition of a former dry-cleaning facility. Set within Leaside’s mix of residential and local commercial buildings, the site is bordered by low- and mid-rise development. 

Plans for the site date back to 2019, when Hamr Millwood Investments proposed a 5-storey condominium designed by Makow Associates Architects. That initial version advanced through a Zoning By-law Amendment and Official Plan Amendment, followed by a 2020 Site Plan Approval submission that introduced a small retail space at grade. Though the site was cleared in preparation for construction, the project did not proceed; now, M. Behar Planning & Design Inc. has submitted Official Plan and Zoning By-law Amendment applications to the City of Toronto on behalf of the developers.

The new proposal would rise 30.3m, an increase from 22m previously. Total residential Gross Floor Area has grown from 3,231m² to 5,084m², resulting in a Floor Space Index increase from 3.2 to 5.27 times coverage of the 963m² lot A single retail space of roughly 50m² would animate the Millwood frontage.

The development would introduce 60 condominium units, double the count of the earlier 30-unit plan, with a breakdown of 38 one-bedrooms, 15 two-bedrooms, and 7 three-bedrooms, compared to the previous mix of 16 one-bedrooms, 6 two-bedrooms, and 8 three-bedrooms.

The amenity program would include 197m² of indoor space and 245m² of outdoor space. Two elevators would serve the 60 units, for a ratio of one elevator per 30 suites, indicating prompt response times, as well as reasoble response times even if one of the two elevators were down. Below grade, two levels of underground parking would accommodate 29 vehicles, including 19 spaces for residents and 10 for visitors, slightly fewer than the 32 stalls proposed in 2020. Bicycle parking has been more than doubled to 66 spaces, divided between 54 long-term and 12 short-term racks. Vehicular access is now proposed from Krawchuk Lane instead of Randolph Road, intended to improve traffic flow and separation from pedestrian areas on Millwood Road.

The site is located roughly 225m west of TTC bus stops on Millwood Road and Laird Drive. These routes connect directly to Eglinton and Donlands stations on subway Lines 1 and 2. Looking ahead, the Ontario Line 3 will run along Overlea Boulevard with Thorncliffe Park station about 1.4km walking distance to the east, while Line 5 Eglinton’s Laird station, also about 1.4 km away, will add faster service closer by to the north. Cyclists are served with bike lanes along Millwood, Moore, and Eglinton avenues, cycle tracks on Millwood and Thorncliffe Park Drive, and nearby access to the Beltline Trail and Lower Don River Trail.

Leaside continues to attract steady intensification, with high-rise projects closer to the stations. To the west, 1414 Bayview is under construction at 8 storeys, while 1500 Bayview is also proposed at 8 storeys. North of the site, the 8-storey Viva Leaside is nearing completion, joined by a proposal for The Leaside, a pair of 8-storey condominium buildings. Farther north near Laird station, The Frederick Condominiums is under construction at 28 storeys, and major proposals include 849 and 815 Eglinton Avenue East at 33 and 34 storeys respectively, and 20 Brentcliffe Road at 39 storeys. Further east, the planned Thorncliffe Park Transit-Oriented Community envisions several towers reaching up to 56 storeys.
