Sunfield Communities has filed a revised development application for 16 Glen Cameron Road on the Markham side of Thornhill, where a previous two-tower plan has been reworked into a single 55-storey residential tower designed by RAW Design. The project would stand as the tallest proposal in the immediate area around the future Clark subway station, one stop north of the Toronto City Limits on the Yonge Line 1 North Subway Extension. The site is located within the Clark Major Transit Station Area boundary.

The site is an assembly of 16 through 30 Glen Cameron Road, on the north side of the street between Yonge Street and Dudley Avenue, and two short blocks south of Clark Avenue where the new subway station will be location. Currently occupied by five single-detached houses, the property sits within a transitional area of Thornhill where low-rise residential streets back onto the Yonge corridor. While Dudley Avenue to the east remains lined with single-family homes, the broader surroundings are marked by increasing high-rise proposals.

A previous submission from July, 2024 envisioned a pair of towers of 44 and 47 storeys (150m and 155.45m) atop a six-storey podium. Following feedback from City of Markham and York Region staff, the plan was reworked for the newly revised Official Plan Amendment and Zoning By-law Amendment applications to reflect a reduction in overall density and a shift in unit mix, favouring a higher proportion of two-bedroom suites while eliminating studios.

The revised plan envisions a single tower rising 55 storeys, or 183.35m, set above an eight-storey podium, consolidating the density into one structure with a maximum tower floor-plate of 870m². The total Gross Floor Area would now measure 51,996m², all residential, yielding a Floor Space Index of 15.75 times coverage of the 4,216m² assembly. Residential suites have been scaled back to 690, down from 1,097 in the two-tower scheme. The new suite mix emphasizes larger formats, with 238 one-bedrooms, 417 two-bedrooms, and 35 three-bedrooms.

Amenity programming would total 2,260m². Of this, 661m² is planned as indoor space, with 1,599m² provided outdoors. These areas are distributed between the ground floor and the ninth level above the podium. Vehicular parking provisions entail 377 stalls within a five-level underground garage, compared to the 286 spaces across three levels in the earlier plan. This includes 312 resident spaces, 61 for visitors, and four car-share and pick-up/drop-off spots. There would be 765 bicycle spaces, split between 621 long-term and 144 short-term spots.

The site is about 450m from the planned Clark station. Were this building to be completed before it opens, residents would be served by multiple York Region Transit routes, with stops as close as 180m from the property. Looking ahead, the Yonge Line 1 extension is slated to bring five new stations north of Finch by 2033, improving connections through Vaughan and Markham to Richmond Hill. For cyclists, separated lanes run along Clark Avenue for over 4km to the west, complemented by shared routes on nearby Henderson and Dudley avenues.

Several other high-rise growth plans are at various stages along the Yonge Street corridor. Nearby projects include Veneta on Yonge to the north at 44 storeys. Further south, Grandview Tower is planned at 36 storeys, Liv on Yonge at 12 and 44 storeys, and 7079 Yonge Street at 45 storeys. North along the corridor, an application for 7509–7529 Yonge Street calls for a pair of 60-storey towers.
