A Zoning By-law Amendment application has been filed for a 17-storey rental tower designed by BNKC Architects for InnoDev Partners. In Toronto's Humewood–Cedarvale neighbourhood, the site is a short walk from the 512 St Clair streetcar, and a little longer to St Clair West subway station, and would rise within its Major Transit Station Area.
The site spans 146 through 150 Vaughan Road on the west side of the street between Maplewood and Louise avenues, a short distance northwest of the St Clair Avenue West and Bathurst Street intersection. The parcel is occupied by three two-storey residential buildings containing five units. The neighbourhood features a mix of low-rise homes, multiplexes, and an increasing number of mid- and high-rise apartments.
Scorgie Planning has submitted a Zoning By-law Amendment application to the City of Toronto on behalf of the developer. The proposal calls for a 17-storey, 57.25m-tall purpose-built rental tower, with massing organized into a defined podium, a mid-rise section, and recessed upper levels. The building would achieve a Floor Space Index of 8.25 times coverage of the 1,020m² assembly. The Gross Floor Area of 8,420m² includes 8,360m² of residential space and 59.6m² of small-format retail at grade.
The development would deliver 110 rental units, six of which are designated as affordable, contributing to the City’s housing objectives. The mix includes seven studios, 32 one-bedrooms, 14 one-bedrooms plus den, 28 two-bedrooms, 14 two-bedrooms plus den, and 15 three-bedrooms. Vertical circulation is served by two elevators, providing a ratio of one cab for every 55 units, indicating prompt response times.
The proposal provides 287m² of indoor and 167m² of outdoor amenities, located at grade, on the ninth floor, and on the rooftop. Motor vehicle storage is limited to four spaces at the rear laneway, comprising one resident car-share stall and three visitor spaces, including one barrier-free spot. Below grade, a single underground level accommodates 110 storage lockers and a secured bike room. In total, 132 bicycle parking spaces are planned, including 100 long-term stalls, 22 short-term spaces, and five cargo bike spaces.
The site is located about 700m, or a 10-minute walk, from St Clair West station on University Line 1, with additional connections provided by the 512 St Clair streetcar and nearby Bathurst buses. Vaughan Road features a northbound bike lane that links into a wider cycling network, with sharrows on Winona Drive, routes through Cedarvale Park, and connections to the Beltline Trail and Bloor Street bike lanes via Christie Street.
Other intensification is well underway in this area. To the east of the site, 147 Vaughan Road and 91 Raglan are planned at 12 and 30 storeys, while construction is advancing on the 15-storey Groove Urban Condominiums and 28-storey Raglan House. To the southeast, proposals include 536 St Clair West at 30 storeys, 5 Raglan and Alfie Condos both at 34 storeys, 40 Raglan at 36 storeys, and the Forêt development with three towers from 35 to 41 storeys.
