A 14-storey residential building has been proposed at 283 Sheppard Avenue West in Toronto’s Lansing-Westgate neighbourhood, where OTT Properties Inc has submitted plans by RAW Design. Located about midway between Bathurst and Yonge streets, the proposal contributes to the corridor’s ongoing transformation, adding density in proximity to established low-rise housing, schools, parks, and a growing cluster of mid- and high-rise developments.

The 0.2ha site spans 283 through 297 Sheppard Avenue West, situated on the south side of the corridor between Senlac and Easton roads. The property is currently occupied by five single-detached houses with individual driveways. Sheppard Avenue West is lined with low-rise commercial and residential buildings, with low-rise homes immediately south. A mix of taller residential buildings is found approaching Bathurst and Yonge streets to the west and east.

MHBC Planning has submitted Official Plan and Zoning By-law Amendment applications to the City of Toronto on behalf of the developer. Rising 51.9m, the building would replace the existing houses with a single structure that aligns to Sheppard Avenue West through a podium-and-tower form. Step-backs and setbacks would transition toward the surrounding low-rise context.

The proposal calls for 139 units across a total Gross Floor Area of 9,596m², producing a Floor Space Index of 7.8 times lot coverage. Vertical circulation would be served by two elevators, resulting in a ratio of about one per 70 units, indicating prompt response times. The residential mix would consist of 45 one-bedroom, 79 two-bedroom, and 15 three-bedroom apartments.

Amenities entail 308m² indoors and 248m² outdoors for a combined total of 556m². Indoor areas would be located on the ground and second floors, with outdoor spaces positioned at grade behind the building and integrated with landscaped areas. A further 200m² of green roof space is proposed. Instead of dedicating on-site parkland to the City, the developer would make a cash-in-lieu contribution.

Vehicular parking would be accommodated in a single underground level and at grade, providing 19 spaces for residents and 9 for visitors, including three surface spaces. For cyclists, plans entail 90 long-term, 5 oversized long-term, and 10 short-term spaces.

TTC bus stops are located within 100m on both sides of Sheppard Avenue West. From there, riders can connect east to Sheppard-Yonge station, about 1.1km away or a 16-minute walk. Bathurst Street routes provide additional north–south connections, while Metrolinx is studying a westward extension of Sheppard Line 4 that could add subway service to the west. For cyclists, Sheppard Avenue West includes dedicated bike lanes, supplemented by nearby multi-use trails through Earl Bales Park and along the Don River.

Intensification is already shaping the Sheppard West corridor. Just northeast of the site, 290 Sheppard West is planned at 6 storeys, while proposals at 245 and 234 Sheppard West would each rise 11 storeys. Mid-rise proposals line the corridor eastward, and further east, construction is underway on the 18-storey NorthCore Condos. To the west, 307 Sheppard West is proposed at 9 storeys, while a major multi-tower community at 325 Bogert Avenue envisions six buildings ranging from 21 to 27 storeys.
