A cluster of high-rise proposals is set to reshape the blocks west of Glencairn subway station, and a new proposal would add another two more towers of 36 and 39 storeys to the mix. At 351–377 Marlee Avenue, Tonlu Properties and the Rinomato Group of Companies are seeking approval for a mixed-use complex designed by Graziani + Corazza Architects in Toronto’s Glen Park neighbourhood.
The development site is at the northeast corner of Marlee Avenue and Romar Crescent, stretching north to Viewmount Avenue. An assembly of 351 through 377 Marlee Avenue, 265 through 269 Viewmount Avenue, and 2 though 6 Romar Crescent into a single parcel, the lands are occupied by a two-storey strip plaza on Marlee with apartments above, along with several detached houses lining the side streets.
The surrounding context is varied, with low-rise residential and small-scale retail and community uses. The nearby University Line 1 subway station, meanwhile, has set the stage for higher-density redevelopment within its Major Transit Station Area (MTSA) where the Province seeks new density.
MHBC Planning has submitted Official Plan and Zoning By-law Amendment applications to the City of Toronto on behalf of the developers. The proposal envisions a pair of towers rising 116.8m and 126.1m, set atop a 6-storey podium. Together, the buildings would occupy the full block frontage with retail at grade along Marlee Avenue and residential entrances oriented to Viewmount Avenue and Romar Crescent.
The two towers would be separated by 25m and feature floor-plates of about 750m², consistent with the City’s tall building guidelines. The complex with 58,179m² of Gross Floor Area would have a Floor Space Index of 11.01 times coverage of the 5,576m² assembly. Of this, 57,364m² is dedicated to residential use across 905 units, while 815m² is reserved for retail at grade.
Residents would have access to 1,841m² of indoor and 2,168m² of outdoor amenities, with landscaped terraces on the 7th floor adjoining indoor common rooms, as well as additional spaces at grade. Plans provide for four elevators in each tower, or approximately one elevator for every 113 units, indicating high speed motors would be required to provide prompt enough response times.
Below grade, two levels of parking would supply 211 parking spaces for residents and 11 for visitors. For cyclists, provisions include 815 long-term resident stalls, 181 short-term visitor spaces at grade, and 11 publicly accessible spots along Viewmount Avenue.
The site is about 200m west of Glencairn station on University Line 1. TTC buses operate along Marlee Avenue directly out front, and along Glencairn Avenu within walking distance to the north. Cycling facilities already line Marlee Avenue, with planned upgrades to separated tracks and new bikeway connections to the Belt Line Trail and Eglinton Avenue, strengthening east–west links. Once Eglinton Line 5 opens, faster east-west transit will be available one stop south of Glencairn.
The proposal joins a growing cluster of high-rise proposals west of Glencairn station, where multiple projects are advancing in parallel. To the north, applications include Club 285 Condominiums at 10 storeys, The Wilde at 30 storeys, 280 Viewmount at 33 storeys, and 262–274 Viewmount Avenue at 38 storeys. Southward, plans for 245 Marlee Avenue call for towers of 35 and 37 storeys, while 15 Romar Crescent is seeking heights of 38 and 40 storeys. East of the site and closer to the station, proposals at 253–263 Viewmount and 250 Viewmount Avenue envision towers reaching up to 40 storeys.
