In North Etobicoke's Humberwood–Clairville area, a new high-rise is planned to be built beside two existing rental towers addressed to 20 and 30 Humberline Drive, bringing added density to the east end of the property where there is currently surface parking. Designed by Kirkor Architects and Planners for DMS Group and Compass Charitable Foundation, the 17-storey building would likely end up with the address 18 Humberline. The site is a short walk from Humber College’s North Campus, and a long walk from the soon to open Humber College station on the Finch West Line 6 LRT.

The parcel occupies 3,150m² on a site totalling 18,882m² on the south side of Humberline Drive, halfway between Humber College Boulevard and Humberwood Boulevard. Known as Forest Manor for the Humber Arboretum that it borders, the site's existing slab-style rental buildings are 18 storeys (at 30 Humberline Drive) on the west side of the site, and 11 storeys (at 20 Humberline Drive) in the centre. They are linked by a single-storey structure above ground and a shared underground garage below.

The south edge of the property backs onto the Humber Arboretum, mature treed valleylands regulated by the Toronto and Region Conservation Authority, while across the street to the north lies a predominantly low-rise residential neighbourhood. To the east, Humber College is a cluster of low and mid-rise institutional and residential buildings surrounded by surface parking.

Bousfields has submitted a Zoning By-law Amendment application to the City of Toronto on behalf of the developers to replace the site’s eastern surface parking lot and driveway with a purpose-built rental tower rising 55.7m. The tower portion would sit atop a four-storey podium framing Humberline Drive, maintaining a 20.5m separation from the adjacent 11-storey tower at 20 Humberline Drive. The total residential Gross Floor Area would be 11,408m², for a Floor Space Index of 3.6 for the parcel. (The address in the image below does not reflect the final address for the new building.)

The building’s 164 units would be market-rate rentals. Indoor amenity space would total 371m², paired with 454m² of outdoor space split between at-grade and rooftop areas. Two elevators are planned for the building, equating to one elevator per 82 units, indicating prompt response times when both elevators are operating. The plan includes new landscaping.

Parking for the new tower would be accommodated through an extension of the existing underground garage, adding 23 residential spaces beneath the building for a new total of 378 spaces once the surface lot is removed. Bicycle facilities entail 115 long-term spaces in the underground garage and 12 short-term spaces at grade for visitors.

The site is about 1.2km, or a 16-minute walk, from the upcoming Humber College station, the initial western terminus of the Finch West Line 6 LRT. Its eastern terminus interchanges with University Line 1 at Finch West station. Several bus routes serve the area today because of the college campus, providing connections via TTC, Brampton Transit, MiWay, GO, and York Region Transit across the area. Cyclists have direct access to the West Humber Trail and Humber River Recreational Trail, which offer grade-separated routes to Humber College, the waterfront via the Martin Goodman Trail, and green spaces throughout the Humber valley.

Surrounding development activity includes low-rise and institutional spaces. To the west, the Somali Centre for Culture and Recreation is proposed.
