Six development proposals across Toronto reached settlements with the City in June, 2025, resulting in revised plans that span Sherwood Park, Midtown, North York Centre, and Newtonbrook. While most proposals saw increases in height and density, several also reduced parking or refined unit mixes to better align with City priorities. 

Here's a closer look at what was approved:

586 Eglinton Avenue East
At 586 Eglinton Avenue East near Bayview Avenue, Sanderling Developments reached a settlement to increase its mixed-use proposal from 35 to 46 storeys, bringing the total unit count from 357 to 448. Designed by architects—Alliance, the tower would rise 154.1m on the north side of Eglinton between Bayview and Bruce Park avenues.

77 Erskine Avenue
Fora Developments settled with the City on an expanded proposal for 77 Erskine Avenue in Midtown that rises from 35 to 42 storeys and totals 490 units, up from 377. The revised development designed by architect gh3 now comprises 453 condominium units alongside 37 rental-replacement apartments, and features increased bike parking from 378 to 534.

2346 Yonge Street
Diamond Corp and Fineway Properties settled with the City on a slightly reduced proposal for 2346 Yonge Street, designed by CGL Architects, that now features 54 storeys and 391 condo units. Positioned at Yonge and Orchard View a couple blocks north of Eglinton Avenue, the refinement trims two storeys and 16 units from the previous 56-storey, 407-unit concept. The updated plan also reduces the Gross Floor Area from 36,656m2 to 33,018m2.

7-17 Nipigon Avenue
At 7–17 Nipigon Avenue just south of the Toronto-Markham boundary at Yonge and Steeles, Arkfield and Bento Developments reached a settlement with the City on a revised design that rises to 52 storeys and 603 condo units. The updated plans by DIALOG reflect a modest height increase of two storeys while reducing the overall count from 620 units, alongside increasing residential parking from 42 to 77 spaces.

4696 Yonge Street
At 4696 Yonge Street a couple blocks north of Highway 401, Skale Developments agreed to a settle with the City for a 45-storey mixed-use tower containing 571 condos. Designed by Turner Fleischer Architects, the revised proposal increases height by five storeys and adds 35 units compared to the earlier 40‑storey plan, while reducing vehicular parking from 181 to 139 spaces, but expanding retail space from 719m² to 868m².

389-393 Broadway Avenue
Council endorsed Official Plan Amendment 770, solidifying park designation for 391 Broadway and designating 389 and 393 Broadway as park expansion areas. The decision comes amid appeals from property owners and a scheduled Ontario Land Tribunal hearing set for September 24, 2025, following a case management conference in April, 2025.
