Since UrbanToronto's last update in November, 2024, cladding for Leaside Common continues to advance on Bayview Avenue project south of Eglinton Avenue. Designed by BDP Quadrangle for Gairloch Developments, the nine-storey mid-rise is from Leaside station on the upcoming Eglinton Line 5. The project is distinguished by its hand-laid dual-tone brick cladding.

Glazing has progressed since UrbanToronto's last update, with black-framed window units now mostly in place up to the eighth floor on both visible elevations. Looking northwest in December, 2024, installation of the brick cladding is complete along the south elevation, while the east-facing Bayview frontage is prepped with green and white weatherproofing. A mast climber platform is stationed at the fourth floor supporting ongoing masonry installation.

This January, 2025 image offers a close-up view of the east elevation’s north end, and the articulation of its facade between the second and fifth storeys. The cladding here employs brick in a horizontal running bond, with recessed and projecting piers generating a sculptural, accordion-like rhythm. Staggered brick detailing incorporates stacked bond in selective areas near the black-framed window units with spandrel panels.

In this April, 2025 view looking southwest, cladding now extends across the lower four levels of the south and central bays, with crews continuing masonry work at the fourth floor. Curtainwall glazing is mostly installed across the at-grade retail frontage.

By May, 2025, brick installation has advanced to the sixth floor. At the top floor, a step-back transitions the massing into a curtainwall, where glazing panels form a regularized grid with horizontal and vertical mullions.

This month, a wide view looking south across Bayview Avenue shows the east elevation near full enclosure, with brick now installed up to the sixth floor at the north end and fully completed at the south. Three mast climber platforms are active: two at the south end and one towards the north. The north elevation on the right is clad but mostly devoid of fenestration, unlike the south elevation, except for window panels at the top two levels. A portable mortar silo at the north end supplies bricklayers with consistent pre-mixed material.

In this most recent view looking northwest, the final stages of brickwork are underway at the upper floors of the north end. The building’s massing is clearly expressed here, with the facade divided into two distinct volumes flanking a glazed central hub. This curtainwall volume, now mostly complete, houses the main lobby and communal amenities, defined by glazing with vertical mullions.

Standing 32.16m tall, Leaside Common will house 196 condominium units.
