Minto Communities and SickKids have submitted a proposal for a 56-storey mixed-use rental tower on the north side of Maitland Street just west of Jarvis Street in Downtown Toronto’s Church-Wellesley Village. Designed by Diamond Schmitt Architects, the development would include rental replacement units along with the new rental units, and would partially retain SickKids Centre for Community Mental Health’s existing facility while adding new institutional space for the SickKids in its podium. The project is located within walking distance of four subway stations.

The L-shaped site fronts Maitland and Jarvis streets, comprising 110 and 114 Maitland Street, and 440 Jarvis Street. Occupying 3,276m² overall, with 1,942m² allocated to the development site, the western portion at 110 Maitland contains a currently vacant three-storey rental apartment building known as “Crystal Gardens,” boarded up since at least 2015 and slated for demolition. To the east is the existing SickKids Centre for Community Mental Health, where the 5-storey Maitland-facing wing is planned for demolition, while the 4-storey Jarvis-facing wing is to be retained.

The SickKids Centre for Community Mental Health has operated at the site since the 1960s, serving children, youth, and families with a range of mental health services. Next door, the vacant 36-unit apartment building at 110 Maitland dates to 1929 and remained in use for decades before being shuttered in the mid-2010s.

The proposal, requiring both Official Plan and Zoning By-law amendments, calls for a 56-storey mixed-use tower rising 181.3m, including a 4-storey podium. The 4-storey building at 440 Jarvis would remain, and the site is intended to be severed following approval. The podium would house institutional space for SickKids on floors 3 and 4, while floors 6 through 8 would contain the 36 rental replacement units. The rest of the tower would provide market-rate rental housing, with 579 total units.

Total Gross Floor Area is planned at 40,137m², split between 37,875m² of residential space and 2,262m² of institutional use. This results in a Floor Space Index of 20.67 times coverage of the lot. Including the retained building at 440 Jarvis, which adds another 2,477m², the project delivers 4,739m² of space for SickKids, an increase of over 1,000m² compared to the existing facility.

Residents would have access to 1,158m² of indoor and 463m² of outdoor amenities. Indoor amenities are planned across floors 2, 5, 6, and on the shared mechanical penthouse level. Outdoor amenities are planned atop the podium. Served by four high-speed elevators, or approximately one for every 145 units, the tower would require high-speed motors for adequate service.

With one underground garage level, vehicular parking is limited to nine residential visitor spaces at grade. No parking is provided for residents or institutional staff. Instead, the development includes 522 long-term and 116 short-term bicycle parking spaces for residents, plus 15 additional spots for the SickKids facility. 

Within short nwalkign distances are Wellesley, College, Sherbourne, and Bloor-Yonge stations. The site lies within the Major Transit Station Areas associated with Wellesley and College stations. Surface routes include Wellesley 94 buses and the 506 Carlton streetcar. Cyclists benefit from nearby bike lanes along Wellesley, Sherbourne, and Bloor streets.

The proposal joins other high-rise development projects and proposals in the area. To the north, towers are proposed at 100 Wellesley East (11 storeys) and 2 Cawthra Square (63 storeys), while 68 and 66 Wellesley East to the northwest aim for 28 and 31 storeys. East of the site, 405, 383, and 410 Sherbourne propose buildings of 25, 39, and 42 storeys. Construction is all but complete at JAC Condos to the south at 34 storeys and continuing on Yonge at Wellesley Station to the west at 46 storeys. Proposals to the west include 506 Church (48 storeys), 34 Maitland (56 storeys), 33 Maitland (62 storeys), and 543 Yonge Street (68 storeys).
