The low-rise intersection of St Clair Avenue West and Caledonia Road could see a dramatic change in the coming years as plans have been submitted for an 18-storey mixed-use building on the northeast corner. Designed by KFA Architects and Planners for Blockwall Masonry 18 Inc., the proposal would rise in Toronto’s Corso Italia neighbourhood, about one kilometre east of the planned St Clair–Old Weston GO station. Three of the intersection’s four corners are now subject to redevelopment proposals of similar heights.

1492 St Clair Avenue West is currently home to a single-storey bakery and a single-storey car wash. The surrounding area includes low-rise residential uses with pockets of employment and retail. A preliminary submission was made to the City in November, 2023, with a pre-application public consultation held in January, 2024. Feedback from City staff and the office of Ward 9 Councillor Alejandra Bravo informed revisions to height and massing. Now in mid-2025, KFA Architects + Planners have submitted a full Zoning By-law Amendment application to the City on behalf of the developer.

The proposal seeks to redevelop the corner lot with an 18-storey mixed-use building reaching a height of 58.25m. The building footprint covers approximately 81.7% of the site, with 450m² of ground-level retail fronting St Clair and the main residential lobby oriented to Caledonia. The total Gross Floor Area of 16,621m² would consist of 16,171m² of residential area, for a Floor Space Index of 10.44 times coverage of the 1,592m² lot.

The tower would contain 211 condominium units in a mix of 102 one-bedrooms, 88 two-bedrooms, and 21 three-bedrooms, aligning with the City’s family-friendly housing targets. The tower would be served by two elevators, resulting in a ratio of one elevator per 106 units, indicating higher-then-normal speed elevators would be required for prompt service. Indoor amenities are planned at grade along Caledonia, while outdoor amenities would occupy the rooftop atop the mechanical penthouse. Amenities would total 844m², split evenly between the indoor area at ground level and the outdoor area on the rooftop adjacent to the mechanical penthouse.

Parking is proposed at grade and within a single level underground garage, accessed via two rear-laneway car lifts. Plans entail 22 spaces for residents and 13 for visitors. Bicycle parking would include 190 long-term and 43 short-term spaces, plus 10 additional accessible short-term stalls. A two-way cycling lane is planned for the east side of Caledonia Road. Along Caledonia, a landscaped promenade would frame the primary residential entrance.

The 512 St Clair streetcar has stops less than a minute’s walk away, connecting to line 1. Bus routes connect to lines 1 and 2 as well as the Yorkdale GO Bus Terminal. About one kilometre west, the St Clair–Old Weston GO station is planned on the Kitchener Line. Once complete, the site woudl still fall 200 metres outside of the related Major Transit Station Area boundary.

The proposal joins other intensification projects and proposals along the St Clair West corridor. To the east, a 9-storey mid-rise is proposed at Earlscourt Condos. Immediately west of Caledonia Road, both corners are under application: 1500 St Clair West on the north side proposes towers of 15 and 17 storeys, while 1613 St Clair West on the south side also targets 17 storeys. Further west, there are proposals for 11 storeys at 1745 St Clair West, 29 storeys at 290 Old Weston Road, and a trio of towers ranging from 30 to 45 storeys at 1799 St Clair West, the last two beside the GO station.
