Mid-rise and high-rise redevelopment proposals continue along The Queensway as the arterial road in Etobicoke as the suburban strip north of the Gardiner Expressway gradually urbanizes. Plans have now been submitted to the City of Toronto for a 16-storey mixed-use building for 829 The Queensway Inc. Designed by RAW, the development would replace two single-storey commercial buildings containing a Starbucks, Dairy Queen, and Money Mart, with 15 storeys of residential suites over ground-floor retail.

Located at 829 The Queensway on the south side of The Queensway between Islington Avenue and Royal York Road, the development site spans approximately 53m of frontage along The Queensway. It is surrounded by a mix of low-rise retail and commercial uses, with Costco and employment lands to the south.

While the site's owner was previously listed among the appellants to Official Plan Amendment 778, the City’s policy to enable as-of-right mid-rise development on major corridors like The Queensway, the owner is now seeking even more density than that policy grants. Accordingly, MHBC Planning has submitted Official Plan and Zoning By-law Amendment applications to the City of Toronto on behalf of the developer.

The proposal calls for a 16-storey mixed-use building rising 57.05m, organized with a retail base and residential tower above. A two-level underground garage would be accessed on the west side of the site, while the ground floor includes retail fronting The Queensway, residential lobby access, and indoor amenities positioned beside a landscaped outdoor terrace to the east and at the rear.

A total of 343 condominium units are proposed, made up of 114 one-bedrooms (33%), 186 two-bedrooms (54%), and 43 three-bedrooms (13%). Three elevators are planned, equating to about one elevator per 114 units, indicating high-speed motors would be required for adequate service. 

The building’s total Gross Floor Area would measure 25,824m², with 25,234m² dedicated to residential use and 590m² allocated to at-grade retail. The resulting density yields a Floor Space Index of 7.02 times coverage of the 3,780m² lot. Amenities would be concentrated on the south and east sides of the ground floor, with 698m² indoors directly connecting to 686m² of outdoor area.

Below grade, 191 vehicle parking spaces are proposed, including 170 for residents and 19 for visitors. The development also proposes 259 bicycle parking spaces, including 234 long-term and 25 short-term spots.

Bus stops are located directly in front of the property along The Queensway. North-south transit connections are available within a 7- to 10-minute walk to Islington Avenue or Royal York Road, linking to Bloor Line 2 at their respective stations. While no cycling infrastructure currently exists along this stretch of The Queensway, dedicated bike lanes are available further east on Royal York Road.

The proposal joins both mid- and high-rise developments transforming The Queensway. To the west, projects under construction include the 8-storey Kazmir Condos, 10-storey BLVD Q, and 17-storey Verge Condominiums, while Maxium 875 The Queensway is proposed at 12 storeys. To the east, the 10-storey Curio Condos is also under construction. Larger-scale intensification is also emerging to the south. To the southeast, 522 Royal York plans four towers from 10 to 37 storeys, and to the southwest, a redevelopment of the Cineplex site at 1025 The Queensway proposes 12 towers reaching up to 46 storeys.
