KG Group is seeking to replace a 12-storey rental building with a new purpose-built complex in Midtown Toronto, steps from the soon-to-open Mount Pleasant station on Eglinton Line 5. Two 59-storey towers designed by Kirkor Architects and Planners would replace it. The proposal retains two existing rental towers on the wider property.

299 Roehampton Avenue is on the south side of Roehampton east of Mount Pleasant Road. It forms part of a larger 1.2-hectare property that also includes 305 Roehampton Avenue and 322 Eglinton Avenue East, all under the ownership of KG Group. The 12-storey, 218-unit rental apartment building known as Hampton House North was constructed in the 1970s. A single-storey recreation centre behind the building serves residents of all three properties.

The site’s zoning framework dates back to 2011, when City Council approved By-law 814-2011 to permit redevelopment of 305 Roehampton Avenue with a new 15-storey rental building. That approval retained the adjacent 12-storey tower at 299 Roehampton and 19-storey tower at 322 Eglinton East, both of which continue to operate as rental housing. For the new proposal, Bousfields has submitted an application for Zoning By-law Amendment and Rental Housing Demolition to the City of Toronto on behalf of the developer.

The proposal calls for two towers, each rising 189.2m, set atop a 10-storey podium. Together, they would deliver 1,519 rental units, including a like-for-like replacement of the existing 218 units in the current building. The Gross Floor Area would be 101,726m², with 98,496m² dedicated to residential and the remainder categorized as institutional or other use, for a Floor Space Index of 16.6 times coverage of the 6,115m² site.

There would be 6,268m² of indoor amenities and 816m² of outdoor amenities. The indoor component incorporates a replacement for the existing 900m² recreation centre. Indoor spaces would be spread across the podium and lower tower levels, while outdoor amenity space includes podium-top terraces with shared access from both towers. The development also proposes a 354m² POPS at the southwest corner of the site.

Above the 10-storey podium, the towers would maintain a floor plate of approximately 870m² each. (The City often takes exception to tower proposals over 750m².)  With six elevators planned for one tower and seven in the other, there would be an average of one elevator per 117 units, requiring high-speed motors for adequate service.

A four-level underground garage would accommodate 402 parking spaces for residents and 22 for visitors, with 220 spaces allocated for rental replacement units. Bicycle parking entails 1,368 long-term and 304 short-term spaces.

The site is located directly north of Mount Pleasant station on the Eglinton Line 5, expected to open in the coming months. It is also about 800m, or an 11-minute walk, from Eglinton station on Line 1. The area is also served by buses on Eglinton and Mount Pleasant. Cyclists are also supported through signed east-west bike routes on Broadway Avenue and off-road trails through Sherwood Park. The City has also been expanding cycling facilities along Eglinton Avenue.

299 Roehampton joins a growing number of high-rise proposals near Mount Pleasant station. To the east, 368–386 Eglinton East proposes 11 storeys. Northwest of the site, 124 & 136 Broadway seek heights of 30 and 36 storeys, while nearby projects under construction include Untitled Toronto at 37 storeys, and Line 5 Condos and The Corner on Broadway, each at 39 storeys. West of the site, high-density proposals include 733 and 750 Mount Pleasant at 27 and 35 storeys respectively, as well as 191 Eglinton East (52 storeys), 61 and 54 Brownlow (55 and 60 storeys), and 808 Mount Pleasant reaching 61 storeys.
