An extension of Yonge Line 1 north to Vaughan, Markham, and Richmond Hill is targeted completion in a half dozen years time or so, bringing five new stations and a flurry of development to North York and into York Region. Now, a three-tower proposal dubbed Dorian Towers has emerged on Yonge Street in Vaughan. Designed by DIALOG for Arkfield Development, plans call for high-rises up to 29 storeys located about 700m north of the future Royal Orchard station, falling within its Protected Major Transit Station Area.
The proposal spans an assembly of 8260 Yonge Street and 5, 9, 15, 19, 23, 27, and 31 Dorian Place, forming a full block between Yonge Street and Dorian Place just north of Bunker Road. Each lot on the 6,416m² site is currently occupied by a single-detached home with driveways connecting to the Dorian Place cul-de-sac. Surrounding the site is a mix of low-rise residential, commercial, and institutional uses.
Goldberg Group has submitted Official Plan and Zoning By-law Amendment applications to the City of Vaughan on behalf of the developer. The submission replaces a previous two-tower concept (27 and 31 storeys) from 2024, designed by DIALOG for Dorian Place Limited Partnership.
Although the Yonge Steeles Corridor Secondary Plan originally designated the site for mid-rise mixed use with an 8-storey cap, a 2022 Ontario Land Tribunal decision introduced policy modifications allowing for more site-specific intensification. The proposed development features a 26-storey (93.2m) between two 29-storey (102.05m) towers, rising from a shared 7-storey podium. In all, the development would house 1,026 condominium units.
A total Gross Floor Area of 71,600m² is proposed, with 69,905m² dedicated to residential and 1,695m² to retail fronting Yonge Street. The density yields a Floor Space Index (FSI) of 11.42 times lot coverage. Tower floor-plates range between 812 and 850m², exceeding the City of Vaughan’s 750m² guideline for tall buildings.
Indoor amenities would occupy 1,586m² across the ground floor and second level, while 1,943m² of outdoor area would be provided on podium rooftops and at-grade terraces. Three elevators per tower are planned, resulting in a ratio of one elevator per 114 units, requiring high-speed motors to provide acceptable response times.
Parking would be housed within a two-level underground garage, offering 205 spaces for residents and 22 for visitors and drop-off. Bicycle parking is proposed at 823 long-term and 212 short-term spots. As part of the application, road conveyances would partially enable the widening and future extension of Dorian Place to Longbridge Road.
The site is currently served by multiple YRT routes running along Yonge Street between Finch GO and Newmarket terminals, and the nearest bus stop is directly adjacent to the site. Current cycling infrastructure includes shared roadway cycling on Kirk Drive, Royal Orchard Drive, and Langstaff Road East.
Looking ahead, the Yonge Line 1 extension will also add two new stations north of Royal Orchard station, at Langstaff GO (Bridge station) about 800m to the northeast, and a new northern terminal at High Tech Road about 1.2km to the northeast. Designated a Priority Transit Project under the Building Transit Faster Act, the extension is expected to begin service following the opening of Ontario Line 3.
Dorian Towers joins a wave of large-scale intensification unfolding along the future subway corridor. To the south, 8188 Yonge is under construction at 10 storeys, while proposals at 8127–8149 and 8108 Yonge call for dual towers rising 40 and 42 storeys respectively. At 10 Royal Orchard, a four-tower plan would introduce heights ranging from 25 to 59 storeys. To the north, the masterplanned Langstaff Gateway’s Block W03 proposes towers of 46 and 49 storeys. North of Highway 407, Y8700 is proposed at 30 storeys, and the High Tech Transit Oriented Community outlines an ambitious plan for 33 towers, with base heights of 40 storeys and seven reaching as high as 80.
