A surface parking lot in Burlington's Downtown-Waterfront area may soon give way to a 27-storey tower. Designed by KIRKOR Architects and Planners for The Rosseau Group and Lakeside Developments Limited, the site at 2083 Old Lakeshore Road is within a pocket of recent high-density development activity just 400m from Burlington’s Downtown Bus Depot.

The site spans from Lakeshore Road on the north to Old Lakeshore Road on the south, mid-block between Pearl and Martha streets. Currently used as a surface parking lot, it previously served as a staging area for the under-construction 26-storey Nautique Lakefront Residences and 29-storey BeauSoleil, with this site being the last parcel on the block to have a redevelopment plan.

Flanked by high-rise proposals and recent builds, the site is within a rapidly densifying residential context, with ground-floor retail emerging along the corridor. A proposed POPS (Privately-Owned Publicly-accessible Space) abuts the eastern edge of the lot.

Bousfields has submitted Official Plan and Zoning By-law Amendment applications to the City of Burlington on behalf of the developers. The proposal envisions a 27-storey mixed-use tower rising to 93.15m from atop a five-storey podium. The podium would include ground-floor retail, totalling 418m², and a residential lobby with entrances from both Lakeshore and Old Lakeshore. Above, residential units would begin on level 4, with a total Gross Floor Area of 21,786m² and a proposed Floor Space Index of 10.93 times lot coverage of the 1,994m² lot.

A total of 196 units are planned, primarily in two-bedroom formats, which account for 61% of the mix. There are no studio or three-bedroom offerings planned. Amenity spaces would be concentrated on the third and sixth floors, providing residents with 1,236m² of indoor areas and 951m² of outdoor terraces atop the podium.

Residents would be served by three elevators, averaging one per 65 units, indicating brief wait times. Below grade, five levels of underground parking would provide 210 vehicular spaces, with 196 reserved for residents and 14 for visitors. Bicycle parking provisions include 100 long-term spots and 12 short-term spaces at ground level, plus two for commercial use.

Multiple Burlington Transit routes run along Lakeshore Road and nearby Brant and Martha streets. Stops for several routes are within immediate walking distance, while the Downtown Burlington Bus Depot is just 400m, or a 5-minute walk, northwest on John Street. The depot offers connections to Aldershot, Burlington, and Appleby GO stations, from where trains connect across the Greater Toronto and Hamilton Area.

The proposal joins other high-rise activity in Downtown Burlington. To the east, 2107 Lakeshore Road is proposed at 27 storeys, while to the north, The Burleau is planned at 20 storeys, and 2096 Lakeshore Road at 28 storeys. Smaller mid-rise developments further north include 2085 Pine Street and 407 Martha Street, at 9 and 14 storeys, along with the under-construction Martha James Condominiums, also at 14 storeys. Further west, 409 Brant Street is proposed at 18 storeys, and 2020 Lakeshore Road at 31 and 36 storeys.
