Grmada Holdings inc has filed a Minor Variance application with the City of Toronto that seeks additional height for 3750 Bathurst Street in North York's Clanton Park neighbourhood. The third submission in the site's redevelopment journey follows two previous submissions designed by WZMH Architects, the most recent of which has zoning approval for 32 storeys. The new design by Graziani + Corazza Architects increases the tallest volume to 36 storeys.
The site occupies the southwest corner of Bathurst Street and Wilson Avenue, spanning six municipal addresses: 3736, 3742, 3748, and 3750 Bathurst Street, plus 11 and 15 Richelieu Road which forms the west edge of the site. The parcel backs directly onto Highway 401, with trees as a buffer.
Current conditions include a decommissioned gas station, a shuttered furniture store, a single-storey restaurant, and two detached homes fronting Richelieu. Demolition on the gas station portion began in 2023 but has since stalled. The neighbouring context includes strip malls, mid-rise apartments, and low-rise residences.
Grmada’s first WZMH-designed application for the site was submitted in 2022, proposing an 11-storey mid-rise and a 30-storey tower of 41.5m and 98.5m, respectively, and linked by a 7-storey podium. That version called for 479 units and 41,131m² of Gross Floor Area (GFA).
A revised plan followed in 2023, trimming the mid-rise to 10 storeys, increasing the tower to 32 storeys, and reducing GFA to 37,540m². The updated proposal, below, received Council approval in early 2024, with a holding provision tied to downstream sewer capacity upgrades, and included an off-site parkland dedication.
The new 2025 application builds on this approval, seeking additional height while keeping the total density largely unchanged. Plans now entail a 36-storey tower rising to 123.42m in the southwest corner of the site, paired with a 10-storey mid-rise fronting Wilson Avenue at 44.02m. The two volumes would be connected by an 8-storey base building. The tower's position close to the Highway 401 edge maximizes separation from nearby low-rise neighbourhoods.
Residential density has increased, with unit count rising to 503, while GFA has slightly decreased to 37,484m². The bulk of space (36,611m²) is allocated to residential use, with 873m² of retail at grade, up from 853m². Retail entrances are planned along all three street frontages, with the primary corner access at Bathurst and Wilson. The overall Floor Space Index has slightly decreased to 7.22 coverage of the 5,188m² lot.
Amenities for residents would be evenly split between indoor and outdoor spaces, with 958m² provided for each, including a rooftop terrace atop the podium. Previous plans included an outdoor pool, which is not referenced in the latest materials. With two elevators in the mid-rise and three in the high-rise, there would be approximately one elevator for every 101 units.
Below grade, a single level of underground parking calls for 68 spaces, a significant reduction from 134 originally proposed in 2022 and 129 in 2023. This would include 32 residential, 27 visitor, and 9 retail spaces. Bicycle parking has also been cut from 512 to 381 stalls. TTC bus routes run along both Bathurst Street and Wilson Avenue, and stops are located directly in front of the property. Wilson station on University Line 1 is approximately one kilometre west, offering subway access within a short bus ride or a 12- to 15-minute walk. York Mills station on Yonge Line 1 is approximately twice that distance to the east.
The proposal joins other proects and proposals currently intensifying the Wilson Avenue corridor. Just west of the site, 333 Wilson and 44 Stadacona are proposed at 12 storeys, with 381 Wilson at 13. To the east, 228 Wilson is targeting 17 storeys. South of Highway 401, two 10-storey projects are planned at 3636 Bathurst and 50 Neptune Drive.
Further west near Wilson station, Maxium 11 Vinci Crescent is proposed at 11 storeys, while the Housing Now site at 50 Wilson Heights Blvd envisions six towers between 11 and 16 storeys. Express Condominiums on the Subway is under construction with towers up to 16 storeys, and proposals at 2 Tippett Road and 75 Billy Bishop Way would reach 34 and up to 49 storeys, respectively.
A hearing with the Committee of Adjustment re: the Minor Variance application is tentatively scheduled for Thursday, June 26.
