A high-rise condominium is in the works for the North York City Centre area on behalf of 1001081495 Ontario Inc. and 1001081493 Ontario Inc., for a tower dubbed Avondale, which they envision as a 49-storey tower. The DIALOG-designed building would rise within walking distance of Sheppard–Yonge subway station.
The application was recently submitted to the City of Toronto and is anticipated to be made public in the coming days.
The site — in an area that has seen a lot of redevelopment over the last few decades — combines three adjacent parcels at 36, 38, and 40 Avondale Avenue. Occupied by low-rise residential homes, the surrounding context is a mix of older single-detached homes and emerging high-rise developments.
The proposed tower would rise 49 storeys to a height of 160.15m, and contain 504 condominium units. It would have a total Gross Floor Area of 30,223m² and a Floor Space Index of 23.98 times coverage on the 1,260m² combined lot. Three levels of underground parking are planned, housing 68 vehicular spaces (61 for residents and 7 for visitors) as well as 150 bicycle parking spaces.
The site is located approximately a four-minute walk from Sheppard–Yonge subway station to the northwest, on both Yonge Line 1 and Sheppard Line 4. Looking ahead, the Sheppard Line 4 Subway Extension study may eventually result in improved east–west connectivity, further west in North York and further east into Scarborough.
Other proposals and projects in the area include 48 Avondale Avenue to the east where three towers ranging from 26 to 45 storeys are proposed, while to the west are a proposed 40-storey tower at 4696 Yonge Street and a 49-storey tower under construction at 4800 Yonge Street. North of the site, 45–47 Sheppard Avenue East calls for four towers rising between 30 and 59 storeys.
