Construction continues to inch upward on Concord Sky at the southeast corner of Yonge and Gerrard streets in Downtown Toronto. Developed by Concord Adex, with design architect Kohn Pedersen Fox Associates and architects—Alliance as Architect of Record, forming work has begin on the first tower floors above the podium for this 85-storey tower.
Why the question mark in the title of the story? As we mentioned in our last update in January, 2025, UrbanToronto records the height of Concord Sky from its primary entrance, as we do with all buildings. That method results in a height of 299 metres. The Council on Tall Buildings and Urban Habitat (CTBUH), however, classifies the project as a ‘supertall’ (taller than 300 metres) due to its 300.2m height as measured from the site’s lower south end on its sloping site.
The building features multiple heritage facades at grade, incorporating the former Gerrard Building, Richard S. Williams Block, and Yonge Street Mission, with their retension and restoration under the guidance of ERA Architects. Looking southeast in April, 2025, the Yonge Street heritage fronts at the south end remain fully braced by a steel scaffold system. The masonry includes original brick, stone ornamentation, and arched window openings. In behind, new concrete structure has risen to form the podium levels that, between the heritage walls, will incorporate stone veneer cladding at street level and curtain wall glazing framing future retail space.
The west elevation’s massing transitions from the adjacent heritage sites on either side, with the third-floor slab cantilevered where we see green netting. At the centre, the podium’s projecting slab marks the future location of a planned public art installation. A yellow construction hoist is anchored to the right.
This elevated view reveals the structure now at the 11th storey, with formwork and rebar in place for the 12th floor at the northern edge near Gerrard Street. The south end shows active formwork placement and concrete pours for the 11th-floor slab. At the 10th level, extra-high shoring posts indicate the taller mechanical and amenity floor, which will eventually be enclosed with a curtain wall and louvred screening.
Looking southeast this month, 12 storeys are now formed with concrete columns for the 13th floor in place at the north end. At grade, the heritage facades of the former Gerrard Building and Richard S. Williams Block remain encased in retention scaffolding along both Yonge and Gerrard frontages. Staged on several upper levels, cladding panels can be seen wrapped in white tarp, and awaiting installation.
Meanwhile, along the south elevation, the 10th-floor slab is nearing completion and concrete columns for the 11th are rising above, with formwork and decking visible at the southeast corner. The tower’s southern face is defined by a prominent blank concrete wall extending ten storeys high, featuring regularly spaced horizontal bands as vertical construction advances on this skyscraper – or ‘supertall’, depending on who's counting! It is yet to be revealed whether the blank wall will feature anything special behind the glass that will be covering it.
Once complete, Concord Sky will deliver a total of 1,407 residential units.
