An ambitious proposal calls at the southwest corner of Eglinton Avenue West and Caledonia Road in Toronto’s Caledonia-Fairbank neighbourhood calls for a dramatic height increase for an intersection currently defined by low-rise development. Designed by RAW for 1764174 Ontario Inc., the predominantly residential, mixed-use development would rise steps from the upcoming Caledonia station on the soon-to-open Eglinton Line 5 Crosstown LRT, eventually to also be an interchange with the GO Barrie Line which has direct trains to Union Station.

The proposal spans a full block at 2343 through 2363 Eglinton Avenue West, from Caledonia west to Gilbert Avenue. The site is currently home to a single-storey Shoppers Drug Mart and its surface parking lot. The area features a mix of low- to mid-rise buildings along Eglinton, flanked by low-rise residential streets to the north and south, and light industrial pockets near the rail corridor to the west. There are, however, quite a number of other high-rise proposals in the area due to the improving transit infrastructure.

Bousfields has submitted Official Plan and Zoning By-law Amendment applications to the City of Toronto on behalf of the property owner. The development would feature a 6-storey podium stretching across most of the site, with a volume along Caledonia Road stepping up to 12 storeys (39.3m), while the 43-storey high-rise rising 138.5m. In total would be at the corner of Eglinton and Gilbert.

The building would contain 46,841m² of Gross Floor Area, yielding a Floor Space Index of 10.5 times coverage on the 4,612m² lot. Of this total, 45,963m² would be dedicated to residential uses, while 878m² of at-grade retail space would be housed in two commercial units fronting Eglinton Avenue West. The development aims to frame all three street frontages (Eglinton, Caledonia, and Gilbert) with a continuous street wall.

In total across the development there are 638 residential units planned, with six elevators in the tower and two in the mid-rise wing, for approximately one for every 80 units, indicating quick response times. There would be 1,359m² of indoor and 1,331m² of outdoor amenity areas located on the seventh storey, including a landscaped outdoor terrace that runs the length of the floor.

Below grade, a two-level garage is proposed with 168 parking spaces for residents, 11 for visitors and retail, and 5 reserved for pick-up and drop-off. Bicycle parking provisions include 576 long-term, 128 short-term, and 10 publicly accessible spots. Landscaping plans include a courtyard fronting Eglinton Avenue.

Located just 140m east of the Caledonia station, the development would sit within easy walking distance of both the Eglinton Crosstown LRT and the GO Barrie Line. The site is also served by multiple TTC surface routes, while for cyclists, the Beltline Trail is located approximately 240m to the north.

Though the proposal's height is unprecedented for its block, larger development proposals are found in the vicinity. To the north, the expansive Beltline Yards plan calls for eight towers ranging from 10 to 55 storeys. To the west, a 46-storey tower is proposed at 2485 Eglinton Avenue West, the Westside Mall Redevelopment plans for eight towers between 24 and 60 storeys, with a 35-storey tower set to lead Phase 1.
