Crombie REIT and Northam Realty Advisors have submitted plans to the City of Toronto for a 36-storey residential tower in Scarborough's Oakridge neighbourhood, steps from Victoria Park station. Designed by Arcadis, it is among the tallest proposals within the Council-adopted Victoria Park Major Transit Station Area (MTSA).
Addressed to 3130 and 3150 Danforth Avenue, the site occupies a parcel on the north side of Danforth between Macey Avenue and St Dunstan Drive, just east of Victoria Park Avenue. Home to a one-storey Beer Store and a surface parking lot, surrounding uses include mid- and high-rise residential to the north, and low-rise homes to the south.
Batory Planning + Management has submitted a Zoning By-law Amendment application to the City on behalf of the developers, proposing a 124.7m tower with 483 units. Vertical circulation would be supported by four elevators, or approximately one for every 121 units, indicating high-speed motors will be needed to ensure adequate service.
The design organizes the tower above a U-shaped podium ranging from one to five storeys, framing the three street frontages for a defined streetwall. Above, the tower’s floor-plate would measure 820m², surpassing the City’s guideline of 750m² that looks to minimize shadowing around towers. The project would introduce 31,860m² of total Gross Floor Area, including 31,182m² of residential space and 678m² of at-grade retail spanning about half of the Danforth frontage. The Floor Space Index would be 10.0 times coverage of the 3,174m² lot.
Plans include 1,980m² of indoor and outdoor amenity areas, with terraces proposed atop the podium’s first level at the rear, and on the roof of the sixth floor, which would be fully dedicated to amenities.
A two-level underground garage would provide 138 parking spaces for residents and seven for visitors, resulting in a relatively high ratio of spaces to units for a tower within an MTSA. The project also includes 330 long-term and 34 short-term bicycle parking stalls.
The site is 200m, or a three-minute walk, from Victoria Park station on Danforth Line 2, and 1.25km from Danforth GO station which is close by Main Street station, the next subway station to the west. The area is also served by east-west and north-south TTC bus routes with stops near the site. Cyclists benefit from the Danforth Cycle Tracks, part of a major east-west route identified in the City’s Cycling Network Plan.
The proposal joins a growing number of intensification proposals and projects along the Danforth corridor, with several mid- and high-rise developments shaping the area. To the south, 1 Thora is under construction at 7 storeys, while 507–513 Victoria Park Avenue is proposed at 16 and 39 storeys. Further south, 2540 Gerrard Street East is eyed for a 29-storey tower. Closer to the station, 777 Victoria Park Avenue is proposed at 12 and 35 storeys.
Further west, a dense cluster is emerging around Main Street station and Danforth GO, with Rushden Station and The Dawes under construction with multiple towers reaching as high as 39 and 43 storeys, respectively. Additional proposals include 9 Dawes Road (28 and 34 storeys), 2681 Danforth Avenue (33 and 48 storeys), 8 Dawes (52 storeys), Rushden Station Tower D (57 storeys), and 2721 Danforth Avenue (35 and 59 storeys).
