All three Marlow towers are topped off at Bloor & Dufferin, the masterplanned community at Bloor and Dufferin streets split between Hazelview Investments and Fitzrovia Real Estate Inc. Formerly home to the Bloor Collegiate Institute and Kent School, UrbanToronto last provided an update on the overall site in November, 2024. Today, we return for a closer look at Fitzrovia’s eastern blocks, specifically the Dufferin Street frontage and its trio of buildings, all named Marlow.

Early this month, construction advances on Block C’s eight-storey podium that extends along Bloor Street West. White weatherproofing strips wrap the structural columns at grade, in preparation for dark stone cladding. Above, brick veneer has been installed around the window wall units on the third through fifth levels, blending into the tower’s vertical bay expression. Floor-to-ceiling glazing framed with black spandrel panels is partially installed across the top three storeys.

Looking west from Dufferin Street, Block D features dark precast brick panels framing the vertical bays up to the mechanical penthouse level. The majority of the first 15 floors are enclosed with glass and spandrel glazing, though gaps remain at the 14th floor and the southern end, where orange tarps seal openings. Below, the Kent School structure will be undergoing restoration as a community hub.

Looking north, light precast framing runs in continuous horizontal bands up to the 19th floor of Block E, at its final step-back. Glazing and dark spandrel panels have been installed up to the 11th floor, with additional sections completed on the 12th floor above the second step-back.

A recent drone view looking northwest shows Block E’s cladding and glazing at the 19th and 14th floors, respectively. To the right, Block D’s glazing is catching up to the dark brick facade, with panels mostly installed up to the 21st floor, while tan insulation and white weatherproofing wrap portions of the concrete of the mechanical penthouse. Materials are staged atop the Kent School roof, which will later become a new amenity deck. Block C displays brick cladding rising to the 28th floor, with glazing mostly installed up to the 21st floor on the south elevation and the left end of the east elevation.

Looking southeast, the projecting podium for Block C now has curtainwall installed for much of its top three floors, with the eighth storey awaiting more panels. The panels extend upward to form balcony glass guards for the future outdoor amenity on the ninth floor, installed for the north and part of the west elevations. Meanwhile, to the left, the 34- and 37-storey towers at 980 Dufferin are approaching topping off, while the mid-rise 1141 Bloor West has risen above grade, and the affordable housing site at 1159 Bloor West is approaching grade.

Upon completion, the Marlow towers will deliver 889 rental units, ranging in height from 68.39m to 113.41m.
