Amexon Development Corporation is bringing Italian luxury design to Toronto’s Garden District with Missoni Sky. Announced today, Amexon's collaborative venture with Missoni will be located at 225 Jarvis Street, south of Dundas Street East where the Grand Hotel previously stood. Designed by Core Architects, the development is proposed at 68 storeys and 188 metres, and offers condominium suites above a hotel and associated commercial space.

Missoni, the renowned Italian fashion house celebrated for its vibrant designs, was founded in 1953. Known for its distinctive knitwear with colourful zigzag patterns, the company has expanded into real estate and is making its first foray into the Canadian market here. Missoni Sky will house 795 condominium units alongside 177 hotel units. Its architecture will feature a brick-framed podium — to house a boutique hotel and upscale retail spaces and eatery — that morphs into glass and steel as the building rises, gradually becoming evermore slender.

Internally, the design influence of Missoni will be seen from the expansive lobbies to the rooftop terraces. The interiors, laid out by Toronto-based studio II BY IV DESIGN, will be marked by Missoni's brand signatures; from the zigzag patterns on the lobby floors to the colour palettes of the communal and private spaces. The use of high-quality materials includes bespoke textiles and custom-designed furnishings.

“Missoni Sky represents the successful translation of our brand’s style into an immersive living experience,” said Alberto Caliri, Creative Director of Missoni Home, “infusing every corner of the tower with our distinctive approach.” Dan Menchions, Principal at II BY IV DESIGN, also noted, “Working with Missoni has been an incredible journey, allowing us to craft living spaces that feel like stepping into a piece of art – modern, bold, and timeless.”

The residential offerings are planned from one-bedroom to more expansive multi-bedroom layouts. Each space will include high-end finishes and Missoni’s patterns and colours, along with custom cabinetry and sleek quartz countertops in the kitchens, and luxurious fittings in the bathrooms.

Amenities are planned to include multiple fitness areas, such as art-inspired fitness clubs and a variety of exercise studios. Indoor and outdoor saltwater pools will feature plush Missoni-themed lounge chairs and shaded cabanas. Additional amenities include a juice bar, zen gardens, and cabanas.

Aligning with Amexon’s Green Development Standard, the project will incorporate green roofs that help manage rainwater more sustainably. The entire development will be equipped with solar panels that help reduce reliance on traditional energy sources. Electric vehicle (EV) charging stations will be available in every parking space.

In the King-Jarvis Design District in downtown Toronto, the site is within walking distance of over 40 distinguished design showrooms and studios. It is also just a short stroll from the St Lawrence Market and is conveniently located near several major educational institutions, corporate headquarters, and entertainment venues, including the Eaton Centre, Toronto Metropolitan University, and Meridian Hall.

The building currently has zoning approval for 49 storeys. An application to the City to increase the count to 68 storeys is being prepared.
