A new 43-storey mixed-use condominium building proposed by Starbank Development Group would be one of the tallest in Toronto's Belgravia neighbourhood. Designed by Turner Fleischer Architects, the tower is planned to rise at the northeast corner of Eglinton Avenue West and Marlee Avenue, part of the densification expected with the impending arrival of the Eglinton Line 5 Crosstown LRT. The site is positioned within walking distance of Eglinton West station on University Line 1, soon to be renamed Cedarvale once Line 5 opens, and Oakwood station, one stop to the west on Line 5.

Located at 1410 through 1416 Eglinton Avenue West, the site is currently home to a vacant 1-storey commercial building. It spans approximately 1,196m² with about 37m of frontage along Eglinton Avenue West. The surrounding neighbourhood features a mix of low-rise commercial and residential buildings, with mid- and high-rise developments emerging along the Eglinton corridor.

MHBC Planning has submitted a Zoning By-law Amendment application to the City of Toronto on behalf of the developer for the 43-storey tower. Reaching a height of 153.25m, the building would house 442 units. The design entails a 6-storey podium, creating a substantial street wall along Eglinton Avenue West.

The development's total Gross Floor Area would be approximately 29,625m², with 29,440m² dedicated to residential space and 184m² allocated for ground-floor retail. This results in a Floor Space Index of 21.51. The podium would contain a residential lobby and indoor amenity spaces, with retail fronting Eglinton Avenue West.

Indoor amenities are planned on the second, third, and seventh floors, totalling 1,553m², while 216m² of outdoor amenities are planned on the seventh floor. The building would be served by four elevators, resulting in a ratio of approximately one elevator per 111 units, indicating longer than preferable wait times for residents.

Parking provisions are only for six visitor spaces, including two accessible spots, in an underground garage; no resident spaces are planned. Parking for 487 bicycles — split between 89 short-term and 398 long-term spaces — is planned, split between ground floor and underground levels.

The site is situated just 250m, or a 3-minute walk, from the renamed Cedarvale station on Lines 1 and 5. Several TTC bus routes serve the area, including the 32 Eglinton West route, which runs east-west, and the 63 Ossington route, providing north-south connections. For cyclists, the site is in proximity to the Beltline Trail, a multi-use path just 400m away, offering east-west cycling routes through Midtown Toronto.

There are other projects and proposals in the area. East of the site near Cedarvale station, a 25-storey building is proposed at 1250 Eglinton West. To the north, the 19-storey 155 Elm Ridge is under construction, while 836 Roselawn Avenue is proposed as a 33-storey tower. Moving west towards the upcoming Oakwood and Fairbank stations, larger-scale projects are emerging, including the 30-storey Lux Eglinton Condos and two towers at 1685 and 1711 Eglinton Avenue West proposed at 37 and 39 storeys, respectively. The tallest proposals include 1801 Eglinton Avenue West at 41 storeys and 775 Vaughan Road at 45 storeys.
