Belmont House, a charitable non-profit senior care provider, has proposed an 11-storey infill to its existing facility in Toronto's Yorkville neighbourhood. Designed by Montgomery Sisam Architects, the addition aims to address the Ontario Long Term Care Home Association's (OLTCA) projection that the province will need an additional 48,000 long-term care (LTC) beds by 2029. This development would add 168 long-term care beds and 30 assisted living units, located within walking distance of Rosedale station.

The Belmont House complex is situated at 55 Belmont Street, bordered by McMurrich Street, McAlpine Street, and Davenport Road. Occupying a 14,245m² lot, the site comprises a building with one, five, and seven-storey volumes, along with surface parking and courtyards. Serving as a long-term care and assisted living facility, the surrounding neighbourhood offers diverse architectural styles ranging from high-density towers along Yonge and Bloor Streets to lower-rise residential and commercial buildings closer to local parks such as Ramsden Park.

Belmont House has filed a Zoning By-law Amendment application to facilitate its expansion through an 11-storey addition at the north end of the existing facility, fronting Belmont Street. This new structure is proposed to rise to a height of 43.50m and introduce 168 long-term care beds and 30 assisted living units, complementing the existing 140 LTC and 81 retirement units. This would increase the total facility capacity to 308 LTC beds and 111 retirement units. The addition is designed to be incorporated with the central portions of the existing facility.

The total Gross Floor Area (GFA) for the proposed addition is 17,500m², bringing the overall GFA to 35,600m². This would entail a Floor Space Index (FSI) of 2.45. The design calls for 1,816m² of landscaped open space, specifically intended as a safe area for those receiving memory care.

The ground and basement levels of the new addition are designed to support both residents and staff. The basement would house service and support spaces including a staff lounge, while the ground floor will feature an auditorium, café/lounge, kitchen, laundry room, offices, activity rooms, and dining spaces. 

The proposal includes 10 new surface parking spots, adding to the 46 currently onsite. It would expand the bicycle parking availability with 10 new spaces, supplementing the 5 existing spots. The addition would be equipped with four new elevators, providing approximately one for every 47 units.

Rosedale station is situated just 400m away, or a six-minute walk northeast of the site, placing it within the designated Major Transit Station Area. The site is also serviced by bus routes along Yonge and Bay Streets.

To the south of the site, 100 Davenport Road is proposed at 19 storeys. To the west, along Avenue Road, mid-rise proposals include The Webley and 110 Avenue Road at 9 storeys each, with 126 Avenue Road calling for 11 storeys. Further east, along Yonge Street, proposals include 931 and 906 Yonge Street at 33 and 40 storeys, respectively, and 839 Yonge Street with 41- and 49-storey towers. To the south, towards Bloor Street, 1255 Bay Street is proposed at 39 storeys, the 49-storey 50 Scollard Street is under construction, Yonge and Scollard calls for 49 storeys, and both 11 YV and 30 Scollard are proposed at 62 storeys. The Pemberton is also under construction, set to stand at 44 and 68 storeys.
