Kazmir Condos has made gradual progress throughout this last year on The Queensway, east of Islington Avenue at Chartwell Road. After demolition and excavation started in 2022, followed by the tower crane going up in early 2023, this year construction activity has picked up with the mid-rise now standing six storeys high out of its final eight. Designed by RAW for Lormel Homes, Kazmir is adding to the growing cluster of mid-rise developments along this South Etobicoke corridor.
In this aerial view from April, 2023, the blue tower crane, erected in January 2023, is seen in the centre of the site. Around it, formwork and materials are laid out, while yellow track excavators operate to the right of the crane. This bird’s eye view contrasts the Queensway corridor with the adjacent low-rise residential neighbourhood to the left, with the building featuring terraced step-backs along the quieter north elevation similar to other mid-rises in the area.
After a slow 2023, Kazmir reached grade early this year, as seen here in this image from March, 2024. The first storey is formed, with the second floor slab still supported by shoring posts, and formwork for second floor walls seen around the tower crane. Additional concrete walls with vertical rebar are discernible to the left, with the tower crane’s hook hanging from its jib in the centre.
Looking west in June, 2024 across Chartwell Road, Kazmir has risen to three storeys. The image highlights extensive formwork along the building’s fourth-floor east elevation. A concrete column stands in the centre, reinforced with rebar. To the right, a construction crew member in high-visibility gear is guiding a concrete bucket suspended from the tower crane’s hook to its pouring location. The concrete walls of the lower levels await the installation of glazing, with patterns of staggered window panels to punctuate each floor of this elevation.
Earlier this month, a close-up view of the south elevation reveals the initial installation of glazing on the western corner of the second floor. The glazing incorporates tinted vision glass framed by thin black mullions and matching spandrel panels, which will make up the building's window wall system along the elevation fronting The Queensway.
Looking northeast across The Queensway, five storeys are formed with formwork spotted on the sixth floor. Glazing is being applied on the second and third floors. Yellow insulation material is applied around the windows, visible up to part of the fourth level. Columns of windows alternate with inset balconies to form the facade. Its design includes two smaller volumetric divisions to break up the massing, seen here as divided by the hoist. Light-coloured masonry will be used for the cladding encasing the window wall system.
As Kazmir Condos approaches topping off, it will rise to a final height of 28.95m, adding 103 residential units to The Queensway.
