In this week's edition of the UTPro Instant Report, we pull data for MLS Zone E05 in Scarborough-Agincourt. Found in the northeastern part of Toronto, this zone is roughly defined by Steeles Avenue to the north, Kennedy Road to the east, Highway 401 to the south, and Victoria Park Avenue to the west. Drivers have quick access to Highways 401 and 404. Just to the east of the zone are Agincourt and Milliken GO stations, while just to the west of it is Don Mills station on Sheppard Line 4. While the area is criss-crossed by several TTC bus lines, Metrolinx is studying a future rpaid transit extension along Sheppard Avenue East into the area, to respond to continued growth.
The development landscape in this zone is dynamic, with a total of 19 projects in the pre-construction phase, 5 under construction, and 6 recently completed. These developments are delivering 11,165 residential units to the community. Factors driving this development surge include suburban development typologies such as strip plazas and shopping centres along the main arterials that are now seen as ripe for intensification.
Completed last year, East 3220 Condos, named for its address on Sheppard, is an 18-storey, 234-unit condo building. Its elongated 6-storey podium and tower have joined the local skyline halfway between Pharmacy and Warden avenues. Standing 63.4m tall, it was designed by Burka Architects and KFA Architects and Planners for the Quadcam Development Group.
Turning our attention to current construction in the area, Sheppard Garden is a project underway designed by TAES Architect Inc for 95 Developments, is taking shape at 3445 Sheppard Avenue East, just east of Warden. This mixed-use development comprises five buildings with heights ranging from 12m to 49m, or 4 to 14 storeys. Currently, two towers, set to stand 10 and 14 storeys tall, are under construction on the south side of Sheppard.
Gearing up for the future, the Agincourt Mall Redevelopment is a proposed transformative project for the suburban shopping centre sitting in a sea of parking at the northwest corner of Sheppard and Kennedy Road. Built in the 1960s, the site spans 26 acres. Proposed in its place is a high-density redevelopment with an impressive 4,372 residential units designed by Giannone Petricone Associates for North American Development Group, to be built over new shopping streets and strewn with new green space. With 12 buildings ranging from 7 to 43 storeys reaching a maximum height of up to 143m, this project could be a showcase of urban intensification and revitalization of low-rise mall spaces.
With an average Floor Space Index (FSI) of 3.18 and an impressive Gross Floor Area (GFA) of 959,163m² for all projects and proposals in total, with over 90% being residential space, Zone E05 is experiencing significant growth. The projects in this zone reach a maximum height of 43 storeys, while the median height stands at 11 storeys. The unit mix predominantly features 1-bedroom units, catering to residents seeking convenient urban living in this evolving community.
As MLS Zone E05 Scarborough-Agincourt continues to develop, these projects reflect a fusion of contemporary living, commercial vibrancy, and improved transit connectivity. The presence of major highways and forthcoming transit extensions promises a bright future for this zone, with dynamic urban living and convenient access to the rest of the Greater Toronto Area.
