Currently under construction, the Hurontario LRT will enhance connectivity across Mississauga and Brampton, and has sparked a surge in development activity in the areas close to stops along its route. One notable project is emerging a short walk southwest of the intersection of Hurontario Street and Steeles Avenue, near the future Brampton Gateway Terminal stop, in the rapidly evolving Fletcher's Creek South neighbourhood. This ambitious development from Hillside TO Properties Inc at the southwest corner of  Steeles Avenue West and Lancashire Lane is planning to welcome a mix of residential and commercial use, along with a public park.

Spanning approximately 1.97 hectares, the site currently sits vacant, awaiting transformation. A Development Pre-Application Consultation Submission has been presented for the land legally referred to as Part of Lot 14, Registered Plan 347 in the City of Brampton. The development's Master Plan envisions four towers and a mid-rise building. The towers, soaring to heights of 40, 50, and 60 storeys, would add to a new focal point in Brampton's skyline, while a 12-storey mid-rise building is set to add diversity to the architectural design.

This development's vertical scale and density coincides with its aims for community integration. A proposed 1,970m² public park at the development's south end is a reflection to this vision, adding to a green space planned on the adjacent development block. Additionally, a new 23.5m-wide public road is planned to enhance connectivity within and around the site.

The Master Plan proposes a total of 2,431 new residential units spread across the towers and mid-rise building. The tallest towers, closest to Steeles Avenue, would house 1,320 units within their 50 and 60-storey structures. Two 40-storey towers would add another 925 units to the mix in the next pahse to the south, while the 12-storey mid-rise, close to a low-rise neighbourhood, would provide 186 units.

Commercial activity is also a key component of this development. With a total new commercial area of 4,503m², the ground levels of the buildings would buzz with retail and other non-residential uses, enhancing the street-level experience along Steeles Avenue West.

Parking would include a minimum of 487 residential and an equal number of visitor parking spaces.

The area surrounding the development site is a blend of various architectural typologies, including low-rise dwellings, mid-rise residential and office buildings, high-rise apartments, and major retail outlets. The Steeles & Lancashire development would add to this mix, contributing to the neighbourhood's growth. Its location, just a 5-minute walk from the Brampton Terminal Gateway, places it at a strategic junction for future transit-oriented living.

Nearby developments further underscore the region's development trajectory. West of the site, 137 Steeles Avenue West proposes 45 and 50-storey towers. Stella at SouthSide Condos, under construction a bit further west, features buildings reaching 21 and 40 storeys. To the east, the proposal for 1 Steeles Avenue East includes four buildings, with the tallest reaching 50 storeys.
