Almadev has established itself in crafting master-planned communities and mixed-use properties across Canada. Emblematic of their approach is the master-planned community of LSQ at the southwest corner of Sheppard Avenue East and Victoria Park Avenue. Designed by WZMH Architects, this mixed-use community is complemented by Ferris + Associates Inc's landscape plans.

Founded over two decades ago, Almadev — with over 7 million ft² and 8,500 units in various stages of development — has been innovating its approach to meet the needs of a diverse array of residents, ensuring that each project not only brings value to buyers but also positively impacts the surrounding neighbourhoods.

Almadev's innovation is seen in large-scale, multi-phase developments, exemplified by notable projects like Galleria on the Park, a redevelopment of the Galleria Mall at Dupont and Dufferin streets. Currently under construction, Galleria on the Park will feature eight buildings, with heights reaching up to 42 storeys, and a total of 2,835 units.

Returning to LSQ in North York, its 15 acre site in the Lansing Square area is set to be a vibrant hub, integrating residential, commercial, and public spaces. A master-planned community, it is set to include seven buildings, with the tallest reaching 43 storeys, encompassing 1,600 residences at completion. Significantly, the LSQ development includes 160 affordable rental units, underscoring Almadev’s dedication to providing diverse housing solutions.

A forte of the developer that worked for their buyers in past projects, Almadev is also providing 1 Bedroom + Flex units at LSQ. A Flex, larger than most dens you will find on offer in Toronto, offers a hybrid space that blurs the lines between a two-bedroom and a one-bedroom plus den unit. This adaptable space can transform from a bedroom to a home office, and more, evolving alongside the resident’s changing life stages. For a limited time, Almadev is enhancing these units with an optional sliding door, adding an extra layer of privacy and versatility.

The first phase of the LSQ development also boasts an evolving variety of amenities, tailored to foster both individual pursuits and community engagement. In LSQ2, there will be a co-working space, equipped with individual and group meeting rooms, catering to the growing trend of remote working and entrepreneurship. A podcasting studio (seen below) adds a modern touch, offering a creative outlet for residents. Outdoor activity areas are designed for all ages, from playgrounds for children to spaces for adult recreation, ensuring a balanced lifestyle for all community members.

Complementing its residential appeal, LSQ will introduce a substantial 489,000 ft² of commercial space, alongside 100,000 ft² dedicated to parkland, retail outlets, and social spaces, fostering a vibrant mixed-use environment. In its initial phases, LSQ will see the rise of Lansing Square’s latest commercial building, adding 180,000 ft² to the existing office spaces retained as part of the project.

The introduction of 1.2 acres of public parkland, adorned with public art, water features, and dedicated play areas for children, in addition to the preservation of two office buildings with sustainable certifications, underscore Almadev's commitment to sustainable urban development. LSQ is also located near major highways, and is served by multiple TTC bus routes. The proposed extension of Sheppard Line 4 would boost connectivity even more in the future. Close to the Don Mill subway and GO stations, LSQ will also have a resident shuttle to take people to the Don Mills subway station
