On Thursday, October 26th, Fitzrovia celebrated with a ground-breaking ceremony for their upcoming development at 6 Dawes Road, the first steps in this transformation of Danforth Village's urban landscape. This ambitious project is set to introduce three rental towers of 29, 37, and 39 storeys designed by the renowned bKL Architecture. The development promises a blend of residential, commercial, and public spaces, aiming to cater to the diverse needs of its future residents and the surrounding community.

Adrian Rocca, CEO and Founder of Fitzrovia, emphasizes the developer's goals, stating, “This ground-breaking ceremony symbolizes the introduction of meaningful rental supply to Toronto’s East End, representing a major stride in resolving the city's rental housing shortage. At Fitzrovia, our primary focus is on enhancing the well-being of our residents and providing an unparalleled rental experience. Given our well-established track record for delivering exceptional hospitality and our recognition as a customer service leader by esteemed organizations such as FRPO and BILD, we have every confidence that we will surpass expectations. As Rushden Station approaches completion, they will stand as an iconic landmark in the heart of Danforth Village, seamlessly blending with the local urban fabric and offering a distinctive architectural contribution to the community."

bKL Architecture, a Chicago-based firm with a global footprint, has planned the design of 6 Dawes Road, looking to stand out in Toronto's architectural scene. In addition, Turner Fleischer Architects is a key architectural consultant, responsible for coordinating and designing several key aspects of the project.

The development has been named Rushden Station and will rise to heights of 108.25, 132.2m, and 138.1m, offering a total of 923 rental units.

Each uniquely-coloured tower has been crafted to accommodate different demographics, while maintaining a consistent architectural language through their expressions. The building’s proximity to the rail/GO corridor has been addressed, with the entire structure featuring a crash wall, and built on vibration isolators to minimize noise disruptions and enhance safety. The podium, clad in masonry, glass, and metal, connects the towers, creating a slender profile and providing residents with access to expansive roof decks. In response to the City of Toronto’s sustainability requirements, Fitzrovia is pursuing a minimum of LEED Gold status for 6 Dawes.

Danforth Village has long been a haven for families and young professionals, known for its vibrancy and excellent public transit connections. 6 Dawes Road taps into this potential, offering a range of amenities tailored to its residents' needs. These include a kids' club, bowling alley and games lounge, outdoor pizza ovens, two rooftop pools, ski simulator, and a commercial-grade gym — an Official Hammer Strength training facility. Furthermore, the site will feature Bloomsbury Academy and a chic 10 DEAN café/bar.

With after-school programs, curated family events, and a suite of ancillary services, Fitzrovia aims to intertwine luxury living with community cultivation as an integral part of the Danforth Village fabric. Bloomsbury Academy is set to offer an enriched Montessori school program for children aged 18 months to 6 years. Following a “community school” model, it will feature a suite of after school and weekend programs including homework clubs, tutoring, swim lessons, and music classes established through strategic partnerships. Furthermore, residents of 6 Dawes are privileged to receive a tuition discount.

In the same vein of community building and excellence, 10 DEAN positions itself as Toronto’s premier multi-roaster café, offering a rotating selection of beans from some of the world’s most renowned coffee bean roasters. In the past, 10 DEAN has featured notable selections including coffee by Gardelli, a specialty coffee roaster from Forli, Italy, led by the esteemed Rubens Gardelli.

“We are incredibly excited to be commencing construction on this project. Danforth Village has historically lacked new residential supply, and in particular new purpose-built rental.” Said Corey Pacht, SVP of Investments at Fitzrovia. “As a result, we believe this development will be well received by the market with tenants seeking best-in-class design and management with direct connectivity to transit and walkability to local shops and restaurants. With the backdrop of a more challenging development market, we are proud to be one of the few developers moving forward with new projects and helping solve the housing supply crisis.”

Located just 200m southeast of Main and Danforth, 6 Dawes Road is ideal for transit users. Danforth GO station is adjacent to the site, providing a 14-minute ride to Union Station. In addition, Main Street station on Danforth Line 2 is just 200m away, providing access to Bloor-Yonge interchange station in 13 minutes. Residents will have easy access to Toronto’s city centre and its array of amenities.
