Meanwhile, just a two-minute walk east, 517 Bloor Street East is currently under construction in Southeast Oshawa. This 12-block townhouse apartment complex, designed by Flanagan Beresford Patteson Architects, boasts 4 storeys across 12 buildings, offering a combined total of 123 units. On the horizon is the ambitious 144-155 First Avenue development. This mixed-use project, still in its planning phases, is planned to feature buildings ranging from 14 storeys to as tall as 42 storeys, with over 5,400 units in total. Designed by Baron Nelson Architects Inc and DIALOG for a consortium of developers — Ellsworth Group, Forgestone Capital, and Milborne Group — the project is set to become a landmark in Central Oshawa with its blend of residential, commercial, and public spaces.
The future GO station's impending arrival is a significant catalyst for this development surge. With an average Floor Space Index (FSI) of 3.17, the projects indicates efficient land use. The Gross Floor Area (GFA) metrics, especially the impressive total GFA of 435,916m², showcase the magnitude of upcoming residential and commercial spaces. The blend of nature with urban living, coupled with seamless connectivity promised by the GO extension, makes the vicinity a focal point of Oshawa's urban transformation.
