In this week's UTPro Instant Report, our attention is drawn to Downtown Guelph, a Golden Horseshoe area city to the west of the Greater Toronto Area. For our custom report, we have chosen to place the centre of our search 800m at 14 Wyndham Street North in the city's historic downtown. This 23-storey mixed-use development, from Fusion Homes and designed by Core Architects, is located at a prime spot on the intersection of Wellington Street East and Wyndham Street South. With 250 units planned, the project promises to infuse the area with modern living spaces while offering retail opportunities. The introduction of a new south platform for the GO station, slated for completion early next year, is poised to offer more frequent service as more trains are added to GO's line between Kitchener and Toronto.

Further insights into this Guelph area reveal an average Floor Space Index (FSI) of 4.74 and a total GFA of 68,234m². The median storey count for the projects stands at 14, indicating a trend towards mid-rise and lower high-rise developments. Residential condominiums are a significant portion of the developments, with commercial retail and office spaces also having a presence.

While the provided data offers a comprehensive insight into the GFA allocations for residential, commercial, and institutional categories, it is worth noting that the percentages do not add up to 100%.
