A hub of development and construction activity is unfolding in Toronto's east-end along Kingston Road in Scarborough's Cliffside Village area, including the proposal for the aptly named Cliffside Condos. Last week, LCH Developments submitted a revised Site Plan Approval application for the mid-rise condominium located a couple blocks west of Midland Avenue.

The site, comprising an assembly of lots from 2328 through 2350 Kingston Road, is currently home to several 1 and 2-storey commercial buildings. Situated on the north side of Kingston Road at Sharpe Street, the submission calls for a 10-storey, 35.55 metre-high, mixed-use development blending residential with live-work units and retail at grade. With architectural work by RAW Design, the building would house 205 units, an increase from the original proposal of 187 units. The building would feature two elevators, resulting in approximately one elevator for every 103 units.

Through the grade level retail and live-work units, the ground floor is set to be a hub of activity. With entrances along Kingston Road an Sharpe Street, seven versatile units are envisioned to serve dual purposes; the front room can function as space to welcome the public, such as specialty boutique, or an office that operates on appointments or restricted business hours, or simply as extended living spaces. The design intends that the 'work' aspect of these units not significantly impact vehicle traffic, maintaining a comfortable environment for residents.

A two-storey space to the south of the lobby totalling 396m² in area is set asiede for retail, while there is also a single-storey retail unit to the north at 63m² in area.

The design also incorporates a cavernous 8m-wide space at 7m in height, prefect for a restaurant, that's complemented by a double-height sheltered patio area. This innovative design came as a solution to the city's request for a mid-block connection between Kingston Road and Sandown Lane which runs in behind. The east façade would be adorned with a 4-storey mural, extending to the roof of the mid-block connection, adding an artistic touch to the structure.

The developer's plans also highlight the importance of green spaces and sustainability. From the initial proposal of three trees, the latest plans now include planting 12 trees around the building. Additionally, a green roof spanning 249m² at the southeast corner of the building would provide a touch of nature amidst urban living.

Parking has been taken into consideration with two levels of underground garage space. The latest application details 119 vehicle parking spaces for residents, 12 for visitors, and 9 dedicated for retail use. Of these, 28 would be equipped with electric vehicle supply equipment (EVSE), catering to the growing demand for electric vehicles. For those who prefer cycling, 125 long-term and 31 short-term bicycle spots have been incorporated.

The site is situated approximately a 15-minute walk south of the Scarborough GO station, offering residents access to the Lakeshore East line and enhancing connectivity with the GTA. The Kingston Road bus route further enhances transit options in the area, linking to Victoria Park and Kennedy stations on Danforth Line 2.

The proposal joins a series of mid-rise developments along the Kingston Road corridor. To the north, closer to Midland Avenue, The Cliffton is proposed at 8 storeys. Further south at Cliffside Drive, the Thunder Woman Healing Lodge at Cliffside Drive is poised to stand 6 storeys, serving as transitional housing for formerly incarcerated Indigenous women. Meanwhile, the 6-storey Cliffside Apartments is currently under construction to the east of the site while suite owners are now living in the 12-storey Merge Condos to the west.
