Reflecting the ongoing urban transformation of Hamilton's central Beasley neighbourhood, another high-rise is proposed to join its evolving landscape on the north side of Downtown. Core Development Group has introduced a proposal for a 31-storey tower at 73 Hughson Street North. This mixed-use condominium and commercial project, designed by McCallum Sather Architects, is planned just an 8-minute walk north of Hamilton GO Centre, connecting it to the Greater Toronto Area.

Located a two and a half blocks north of King Street, Hamilton's major downtown thoroughfare, and nestled between Rebecca and Wilson streets, the development would occupy an under-utilized property that currently functions as a surface parking lot, spanning 2,484m² in area. The proposed structure would stand at a towering height of 105.9 meters, housing 380 units, with a residential gross floor area (GFA) of 21,058m².

The ground floor, envisioned as a hub of mixed-use activity, is designed to be transparent and inviting, with rhythmic brick columns that echo the heritage of adjacent buildings in historic Beasley, one of Hamilton's oldest neighbourhoods. Two retail units, measuring 132m² and 115m² in area, would frame a landscaped public area on the north and south of the residential entrance and parking access, ensuring an active and dynamic streetscape.

Above the commercial base, the building would feature a podium articulated as two distinct volumes at 6 and 12 storeys. Outdoor amenities would be located on the podium rooftops.

Parking needs are addressed with a four level underground garage offering 176 spaces. Cyclists have also been considered, with 202 bicycle parking spaces incorporated into the design. Four elevators would service the building, resulting in one elevator for every 95 units.

A feature of the proposal is its uniquely laid out public realm at ground level, with an undulating, curved glass frontage of the retail areas and lobby, sheltered by the second storey. The space is intended by the developer to integrate the building's interiors with the public realm, creating a vibrant gathering spot.

This project joins a growing collection of residential towers within the Downtown Hamilton area, adding to the city's currently rapid urbanization and intensification. The proposal is in proximity to other notable projects of at least 30 storeys, including The Rebecca Condos, 80 John Street North, and 96 John Street North to the east, and 77 James Street North to the west. At the northeast corner of Hughson Street North and Wilson Street, The Design District 41 is under construction, comprising three towers of 31 storeys each.

The site is within walking distance to two major GO transit stations, with the West Harbour GO station a 13-minute walk to the north. In addition, the upcoming Hamilton LRT B-Line will include James station at James Street North and Wilson Street, steps away from the site. The line will extend west to McMaster University, offering expanded connectivity for residents.
