Official Plan and Zoning By-law Amendment applications have been submitted to the City of Brampton for a high-rise proposed at 123 Railroad Street. Situated on the edge of Downtown just a 10-minute walk from the Brampton GO station, providing easy access to the rest of the Greater Toronto Area, this project exemplifies the continued shift towards increased density near transit nodes.
Syra Group, in collaboration with Doracin Terra Strategies Ltd, has put forth a proposal designed by ZO1 Architects for a 39-storey building with a 6-storey podium, standing 130.15m. This development, located at the southeast corner of Railroad Street and Haggert Avenue North, north of Denison Avenue, is set to introduce 523 residential units on what is now surface parking lot, while retaining two 6-storey residential buildings currently on other parts of the land. The developer's proposal would add 35,581m² of residential gross floor area (GFA) to the site, complementing the two existing residential buildings.
As part of the design, Syra Group is looking to redesign and enhance the courtyard between the two existing buildings. This would entail a pedestrian connection to Railroad Street, provide for landscaping, and improved amenity areas. The proposal entails 1,067m² of indoor and 1,253m² of outdoor amenity areas.
Below grade, the proposal outlines a total of 303 resident parking spaces, complemented by 105 visitor spaces, located within three levels of an underground garage. In addition, the plans call for 315 long-term and 53 short-term bicycle spaces. The building would be serviced by three elevators, translating to one elevator for approximately every 174 units, which indicates potentially long wait times.
Beyond the confines of the building, the primary access to the tower would be from Haggart Street, located across the former Dixie Cup railway spur from the CN mainline. This, combined with the site's proximity to the Brampton GO Station, less than 700m away, positions the development as a prime location for those relying on public transit.
A multi-use trail through Chris Gibson Park, kitty corner from the northwest corner of the property, offers residents a significant multi-purpose green space nearby, amidst the urban setting, promoting a pedestrian-friendly environment.
Thanks to the designation of the area around Brampton GO as a Major Transit Station Area, the proposal at 123-125 Railroad Street is not alone in its vertical ambitions for the area. Other notable nearby projects include the 42-storey Boutin Tower and 31-33 George Street North, the 31-storey building at 60 Nelson Street West, and the 30-storey tower at 55 Park Street, all within 750m of the site. Strategically positioned right across from the GO station is the proposed 54-storey building at 35 Railroad Street. Collectively, these projects will reshape Downtown Brampton.
