As urban sprawl extends beyond Toronto's borders, the expansion of existing and planned transportation networks opens up new opportunities for intensification in the city's commutershed. One such opportunity is unfolding in Markham, where Treasure Hill Homes has resubmitted their applications for Official Plan and Zoning By-Law Amendment for a site just steps north of Mount Joy GO station. The proposal for 77 Anderson Avenue would result in a high-rise mixed-use building about 3km north of Highway 7.

Nestled in the northeast corner of Anderson Avenue and Bur Oak Road, the site has an area of around 4,500m², and is occupied by a car wash and automobile detailing service, along with surface parking. Markham Road is about 200m to the west, with the Metrolinx Stouffville corridor just to the east. The site is surrounded by commercial buildings to the west and north.

The site's development proposal history goes all the way back to 2012, when Flato Developments Inc submitted a Site Plan Approval for a 15-storey mixed use building for the site. Then in 2018, two 19-storey towers on a single podium were proposed by Sasson Construction Inc. The baton was then passed to Treasure Hill Homes with a proposal for a 30-storey building. The developer has now revised that to 45 storeys and un updated design.

With the proposals' continual growth in size, this current submission would have a height of 149.5m. The number of proposed residential units has also gone up significantly since 2021, from 362 to 508. With five elevators included in the design, the tower is set to roughly meet the 1 elevator per 100 unit threshold.

The design calls for a total gross floor area of 40,580m², of which 434m² would consist of ground-floor commercial space. The podium would be eight storeys. Graziani + Corazza Architects has designed the podium massing to define the Anderson and Bur Oak avenues street edges. At street level, elements like clear glazing aim to create a sense of activity and connection to the public realm while masonry-clad pillars would articulate the frontages.

The amenity area for 77 Anderson would be on the ninth floor. Indoor amenities would have about 710m² of space, complemented by an adjoining outdoor rooftop amenity space of about 879m².

In line with efforts to promote a greener future and reduce reliance on vehicles, the number of parking spaces has reduced in the resubmission. In the four levels of underground parking, the total number of proposed vehicular parking spots has dropped from 380 to 246, of which 77 would be for visitors and commercial use. As part of transit options other than cars, there would also be 306 bicycle parking spaces.

Treasure Hill Homes notes four other applications for towers within 500m of the site. The site's proximity to GO Transit, coupled with the urgent need for more housing, is driving greater intensification in some Greater Toronto Area properties not previously considered for housing.
