In the rapidly developing City of Vaughan, a new development proposal has been submitted for 130 Doughton Road. The Official Plan and Zoning By-law Amendment application, submitted by Melrose Investments, outlines plans for a significant residential development comprised of dual towers southeast of Highway 7 and Jane Street.

The site, located on the north side of Doughton Road west of Creditstone Road, is currently occupied by industrial use and poised for transformation. The lot is about 10,866m² in area and home to an older industrial building that would be demolished for the project. Highway 7 is half a block to the north, with Highway 407 about 700m to the south of the site.

The proposed development, designed by Kirkor Architects Planners, includes two condominium buildings, one at 52 storeys standing 173.05m and the other at 46 storeys standing 150.55m. The development would bring a total of 1,277 new residential units to the area, with 570 units in the taller building and 494 units in the shorter one, along with 213 units in the shared podium. With five elevators allocated to each tower, the project would be well above the threshold of 1 elevator per 100 units, indicating potentially longer wait times.

The proposed development is designed with a shared six-storey podium containing both units and amenity space. The towers would have floor-plate sizes of 812m². Amenities would be found on the third and seventh floors, comprised of 2,579m² of indoor amenity space and green roof space atop the podium totalling 3,017m².

The enlarged seventh floor floor-plates would allow for spaces designed for a variety of recreational and social interaction opportunities, including seating, barbecue area, and swimming pool. The total gross floor area (GFA) of the site is set to be about 87,271m².

Four levels of underground parking would house 500 vehicular parking spaces, as well as 192 spots for visitors. The plans also entail four temporary spaces. For bicycles, there would be 1,284 spaces provided, 256 being for short-term use.

The proximity of the site to public transit options aligns with the City of Vaughan's goals of promoting transit-oriented development. The site is within 1.0km of Vaughan Metropolitan Centre subway station, as well as within 500m of the Creditstone stop for the VIVA bus rapid transit.

The design would introduce increased density in proximity to the intersection of two major arterial roads – Highway 7 and Jane Street – that both serve as intensification corridors as designated in the Vaughan Official Plan. The proposal notes at least one dozen nearby applications signalling the development activity to come. Heights in storeys of adjacent and nearby proposals can be seen in the image above.
