Venturing westward outside of Toronto to the evolving neighbourhood of Brampton's Fletcher's Creek South, two towers are taking shape in a proposal at 137 Steeles Avenue WestAarti Group (operating as "Avalon Developments") has submitted a Zoning By-law Amendment application for the two towers on part of the site, found west of Hurontario Street on the south side of Steeles. The proposal outlines plans for mixed-use condominium and retail.

The site, a block west of Lancashire Lane, is home to a single detached dwelling and is primed for transformation. The parcel is about 19,100m² in area. The proposal notes 22 development applications within 500m of the site, showcasing the mixed-use developments on the way for the neighbourhood. These proposals would range from 4 storeys to 40-storey towers.

After a Pre-Consultation meeting two years ago on June 9, 2021, the developer took into consideration comments from City Staff. This was eventually followed by the application focused on the northern part of the site on February 27, 2023, with supplemental materials provided on May 19, 2023.

The design by Turner Fleischer Architects includes two towers, one standing at 45 storeys or 146.65m, and the other at 50 storeys, or 161.4m. The development would bring a total of 1,147 new residential units to the area, with 541 units in the southern shorter building and 606 units in the northern taller one.

These numbers are an increase from the 955 total units proposed in February 27, 2023. With four elevators per tower, the site would be significantly above the 1 elevator per 100 unit threshold, resulting in long wait times for elevators. 

The proposed development is designed with a shared podium containing 1,622m² of retail space at grade level. The towers would feature a total residential gross floor area of about 80,422m². The design further includes 1,569m² of indoor and outdoor amenity space.

Four levels of underground parking are proposed to include 640 vehicular parking spaces, as well as 192 spots for visitors. The plans also entail four temporary spaces. The application notes that both long and short-term bicycle parking spaces are to be included for residents and visitors, though exact numbers are not provided in the application materials.

The site is serviced by bus routes in all directions that connect to Lisgar and Mount Pleasant GO stations, as well as Humber College. Sheridan College Davis Campus is about 500m west. Steeles Avenue is designated a Major Arterial Road, in addition to Hurontario Street which is just 300m east of the site.

This intersection is also classified a Major Transit Node, with the Brampton Gateway Terminal on the northwest corner, only a five-minute walk from 137 Steeles Avenue West. Metrolinx is currently building an LRT on Hurontario to run from Steeles south via Square One and Cooksville GO station all the way to Port Credit GO station, with a future extension north to Brampton GO station currently in talks. The LRT will bring better transit to the area as its sections open.
