Much has changed and much has stayed the same since UrbanToronto last wrote about a four-tower proposal at 56 Fieldway Road in the Six Points area of Etobicoke. Initially submitted to City of Toronto in Aiugust, 2021 by Stowe Holdings Ltd and Mountsfield Properties Inc, a revised proposal for the site is now being shepherded through the planning process by EllisDon Developments, an arm of the major construction firm EllisDon. The firm took on the site in August, 2022, resubmitting the Zoning By-law Amendment application for this site found in October, 2022, and now a Site Plan Approval (SPA) application as of March, 2023.

The site is an assembly of properties at 56, 58, and 60 Fieldway Road, located southeast from Kipling Avenue and Bloor Street West. The stretch of land contains low-rise commercial units and paved parking. It is approximately 17,158m² in area and runs southwest to northeast along the south side of the CP Rail corridor and an adjacent commuter parking lot.

With the change in developer comes a new designer; BDP Quadrangle has replaced TACT Architecture, At the same time, the proposal is growing vertically; in 2021, it called for buildings ranging from 10 to 35 storeys, while as of October, 2022 the range is now from 12 to 42 storeys.

The buildings’ heights would range from 46.20m to 138.35m, with minor revisions made in the 2023 SPA application. The tallest tower is now about 18m taller than the initial design in 2021, and insignificantly taller than the October, 2022 submission.

The shorter pair of buildings at 12 and 25 storeys (sharing a 6-storey podium that bridges over a driveway between them) would be found on the eastern portion of the site, with the taller 34 and 42-storey towers designed as separate buildings with their own podiums on the western portion. The total gross floor area (GFA) has remained roughly the same at 91,658m², with floor-plates of about 824m², larger than the Toronto standard of 750m². The revised proposal notably does away with the office space from the previous submission, instead allocating more space to the commercial retail GFA at 1,414m², with one of the commercial spaces dedicated to a two-storey daycare.

The greater heights of the buildings come with increased setbacks from the podium elements, while the new floors bring the total number of residential units from 1,149 to 1,322. Ample amenities are included, with significantly more outdoor space to bring the new total to 6,091m². All four buildings would now have their seventh floors dedicated to amenity space, with much of it outdoors atop the podiums, much of the new space from the increased step-backs where the tower floors start. For pedestrians at ground level, there would be two pedestrian POPS pathways as opposed to the single pathway of the previous design.

The 398 total suites in the 12 and 25-storey buildings would have two and three three elevators respectively with a very good ratio of 1 elevator per every 80 suites, while the 404-unit 34 storey building and the 520-unit 42-storey building would have four and five elevators respectively, placing them each marginally above the 1 elevator per 100 suite threshold.

The underground parking levels (three under the taller towers, two under the short ones) retain a similar number of parking spaces to the August, 2021 plan, with the October, 2022 proposal reducing visitor spots to 65 to make way for additional resident parking spaces, now at 676. The revised design would also provide a slight increase in bicycle parking spaces, with 104 for short-term use and 1,006 resident spots as per the SPA application.

The planning rationale document submitted with the proposal states that the revisions take into consideration the planned intensification for the area considered part of the Etobicoke Urban Growth Centre. The site is a few minutes walk from both Kipling and Islington stations on the Bloor Line 2 subway. Along with TTC bus routes serving both stations, Kipling also boasts GO Train service to Downtown or Milton, GO buses, and a large Mi-Way bus terminal serving Mississauga.
