The Canada Lands Company is seeking applications for a new Director, Real Estate, image by UT Forum contributor mburrrrr

Role Summary:

Reporting to the Vice President, Real Estate – Central Region, with support to the Regional Director (Downsview), Senior Director (Ontario) and the Director of Real Estate (Winnipeg), the Director, Real Estate (Marketing, Sales and Transactions) directs the Central Region’s strategic and tactical marketing, sales and leasing initiatives. This will include major upcoming marketing and sales efforts within the Central Region (Phase 1 of the William Baker Neighbourhood, 1 Port Street East, Phase 1 of Naawi-Oodena, and the Downsview West District) and leasing efforts at Downsview (i.e. 40 and 75 Carl Hall Road) and CN Tower Precinct (i.e. FlyOver Canada site, Navy Wharf Court). This role will also identify how to best position Downsview in the marketplace.

Key Functions:

  • Leads and directs marketing (including branding) and sales processes (including marketing efforts, review of bids, preparation of negotiation of agreements, and closings) and interacts with external brokers, advisors, solicitors and purchasers.
  • Drives long-term growth and profitability through strategic decision-making at all stages of marketing, sales and leasing processes.
  • Remains current on development activities and market values/trends and innovations.
  • Directs leasing and asset management strategies for various properties and acts as primary contact with leasing brokers.
  • Participates in the development, branding and identity of new communities in Downsview, Port Credit, Mississauga, and Naawi-Oodena.
  • Ensures effective and consistent articulation of brand and messaging to various audiences and stakeholders.
  • Promotes and advances partnerships and business opportunities.
  • Generates ideas and strategies for new development projects and internal processes that better enable the Company to achieve its goals.
  • Participates in community consultation and interacts with stakeholders, serving as an ambassador for CLC.
  • Represents CLC’s interests with local municipalities, municipal officials, industry and business associations, and community groups, to achieve company objectives.
  • Directs the activities of outside consultants (solicitors, property tax consultants, advisors, brokers, auditors, planners, architects and property managers).
  • Participates in the preparation of short-term and long-term activities, budgets, schedules, and business plans, and monitors the financial performance of sales and leasing projects.
  • Prepares and disseminates marketing and promotional materials for sales and leasing projects.
  • Actively participates in projects where issues of a complex or strategic nature require the expertise of a senior marketing, sales and leasing professional.
  • Prepares proformas and supporting documentation and monitors project budgets/schedules to ensure sales and leasing activities are completed on time and within budget.
  • Develops and oversees broker, advisor, solicitor and consultant selection processes in creating external teams to advance marketing, sales and leasing activities.
  • Directs and works with internal and external teams to address sales, leasing and project requirements.
  • Administers related contracts for third-party service providers.
  • Participates in heritage assessments of existing assets/buildings and develops strategies for appropriate preservation/commemoration.
  • Generates optimum value from the Central Region lands and assets including finding the optimal balance of financial return with community objectives and fulfilling the Company’s relevant Strategic Objectives and Values.
  • Builds long-term business relationships with developers, builders, operators, contract professionals and communities/stakeholders.
  • Directs and liaises between consultants and contractors, builders, and third parties to ensure all parties have appropriate direction and required information to work as a team and ensure deadlines are met.
  • In approach to leadership and management, promotes a supportive work environment, fostering openness, trust, teamwork, empowerment and job satisfaction.
  • Acts as a resource and assists with other projects within the Central Region, and company-wide efforts, as needed.
  • Special projects as assigned by the Vice President, Real Estate (Central Region) and other duties and accountabilities as required.

Key Requirements: 

Qualifications And Experience:

  • Minimum of 7 to 10 years of experience in real estate and land marketing, sales and leasing transactions including exposure to and knowledge of master planning and mixed-use/residential development, site servicing, and environmental remediation.
  • Post-secondary degree or diploma in one of the fields of business, finance, marketing, real estate, and/or urban planning or comparable field required, including professional certification(s).
  • Demonstrated relevant and comparable project experience of a size and scale compared with the Central Region projects.
  • Marketing, sales and leasing skills including conducting effective market sounding, the ability to prepare data rooms and read, interpret, and negotiate legal agreements.
  • Project management skills including the ability to establish budgets, meet schedules, manage project files, and make appropriate decisions to ensure the successful outcome of the project.
  • General knowledge of environmental issues, requirements and remediation alternatives.
  • Experience with profit and loss (P&L) accountability and delivery of land development and sales targets.
  • Big picture thinker with an understanding of matrix organization and balance of local operational and corporate-strategic drivers.
  • Knowledge of all aspects of mixed-use residential and/or commercial land development.
  • Proficient with computers and software applications including Microsoft Word, Excel, PowerPoint and Project.
  • Intermediate bilingualism in English and French would be an asset.
