In the conversation of new places to live in the Greater Toronto Area outside of the city proper, Mississauga has become one of the preeminent centres for both greenfield and infill development, boasting a built environment marked by ambitious city centre skyscrapers pushing the envelope in terms of height, density, and design, and more intimately scaled buildings nestled within treed neighbourhoods. 

Amongst the latter group, the charm of Mississauga's waterfront communities is catching more attention from developers and home hunters alike. In the established community of Lakeview, for example, developments like Brixen DevelopmentsExhale Condominiums show that the model for renewal in older neighbourhoods has become increasingly more attractive along major corridors served by transit.

On the corner Lakeshore Road East and Dixie Road, the site of Exhale Condominiums enjoys the rare coupling of natural amenities and urban infrastructure, close to both Lake Ontario parklands and GO Transit’s Lakeshore West line, with Long Branch GO station less that a kilometre away.

Taking advantage of its locale, Exhale Condominiums will redevelop what was previously an under-utilized site, previously a modest strip plaza. In its place, the site will see a boost in density through the construction of an 11-storey mid-rise designed by Architecture Unfolded, offering a total of 284 boutique condo units.

The building features interiors from the Toronto-based firm esQape design, who took on the challenge of capturing the unique character of the area and translating it into the interior finishes. “The actual location of the building close to the waterfront and surrounded by an abundance of green spaces is what inspired our ideas for the interiors,” said Carmen Dragomir, Principal Designer esQape design. “We wanted to spark a conversation between the residents, by creating spaces that stimulate engagement, spaces infused with warm neutral and light breezy colour tones intertwined with oversized and visually dramatic stone features.”

The project will also feature an extensive amenity program that includes facilities that include a fitness centre, co-working spaces, kid’s play areas, dining rooms, a rooftop terrace offering views of the lake, and more. For Brixen, this marks their fourth project since the company was founded in 2019, and is the next step in their mission to deliver housing that brings the urban living lifestyle to the GTA’s suburban communities. Completion is tentatively targeted for 2026.
