As developers continue to repurpose low-rise building sites in order to build upwards, Dolrob Properties Inc is proposing a new condominium at 1260 Kennedy Road. On behalf of Dolrob, Weston Consulting has submitted to the City of Toronto a Zoning By-law Amendment application for the site on the southwest corner of Kennedy Road and Shropshire Drive in Scarborough, about 480m north of Lawrence Avenue East.

There is a low-rise commercial building on the site at this time, with seven retail units and surface parking. The land is adjacent to single and semi-detached residential homes to the west. In addition, the channelized watercourse of Southwest Highland Creek runs along the south of the site. RiverStone Environmental Solutions completed a Natural Heritage Impact Study as part of the proposal concluding no net negative impacts would occur to these Natural Heritage Features. The study also includes recommendations for mitigation measures.

Icon Architects’ proposed design would be a mixed-use building standing at 43.2m with 12 storeys. The condominium would offer 226 residential units and also include 556m² of retail space at ground level. Three levels of underground parking would be provided, with residents accessing the garage from Shropshire Drive. The garage would be home to 211 vehicular parking spots, as well as 170 bicycle spaces. There would be 45 vehicle parking spaces for visitors and eight for commercial use, along with 16 bicycle spaces for short-term use.

The design features an eight-storey element along the western side. This massing would be intended to act as a transition from the low-rise residential units to the west, along with setbacks of about 40m at the ground and second floor, along with about 30m at the third to sixth floors. The larger 12-storey element is designed with Kennedy Road in mind. There would also be a residential wall towards Kennedy Road, with the front of the building designed at a 45-degree angular plane.

Due to the regulatory flood plain south of the site, the design includes a floodplain buffer. There would also be a planted buffer to help offset three trees that would be removed and 21 that would be injured. Further landscaping plans include street trees along Shropshire Drive and Kennedy Road, and about 16 trees around the residential entrance.

The site is part of the Dorset Park neighbourhood. Commuters could catch TTC buses playing Kennedy Road outside their door, but would also be about 3km from the new Lawrence East and Scarborough Centre stations once the coming Danforth Line 2 Scarborough Subway Extension opens. For drivers, Highway 401 is about 2km north of the subject property.

The submitted proposal notes six other developments proposed within one kilometre of the site. These include residential buildings up to nine storeys in height. The proposal for 1260 Kennedy Road would be just one part of larger plans for ongoing development in Dorset Park as developers aim for intensification in regions across Toronto with taller structures.
