After submitting an application for rezoning of a North York site in October of last year, Capital Developments is working its way through the final details of the design process in preparation for the launch of their condominium project near Finch subway station. With a fresh new title, Olive Residences, the 29-storey residential development located at 36 Olive Avenue — a few steps southwest of the corner of Finch Avenue and Yonge Street — earned approval from City Council for its rezoning application in July, and is now rolling out the first teasers for the IBI Group-designed community, pictured in detail in sharp new renderings.
Expanding on what we already knew about the project, we are given a more life-like image of the design, with a masonry-clad podium before stepping back for sleek tower volume positioned above. The tower’s rectangular mass is articulated by the presence of the balconies, which add a subtle curving pattern to flat elevations. The rows of continuous balconies clad the tower all the way to the mechanical level, and are interrupted briefly on each level at the southwest and northeast corners, revealing the orthogonal corners and window wall of the tower behind.
A better sense of the materials that will be used to finish the tower’s exterior are given by the detailed elevations which provide a breakdown of the various cladding materials that will be used. The podium features a grey brick that will wrap the majority of the lower mass, with a few splashes of walnut panelling adding natural texture around the grade level doorways at an outdoor amenity area. Meanwhile, the tower will be clad in white metal panels with the same treatment given to the concrete base plates of the balconies, with a white metal railing keeping the colour scheme consistent.
The building’s entrance, accessed from Olive Avenue, distinguishes itself from the rest of the podium with walls of floor-to-ceiling glass that wraps around the building’s southwest corner. With a double-height ceiling, the lobby space is crafted for a strong first impression that foretells what the interiors will offer.
The above rendering also provides a look at another interesting feature of the development, the townhouse component that delivers four 2-storey suites offering a 3-bedroom layout with discrete exterior entrances from Olive Avenue. The townhouses also enjoy a front patio that is separated from the street by a concrete and cedar fence.
In the coming months, Capital Developments will be releasing more images that illuminate the various highlights of the project that will offer 350 residential units. With its proximity to Finch Station on Yonge Line 1 just steps away, the development will be the latest contributor to the strategic development of the North York City Centre.
