Developers and architects look for ways to distinguish their new building designs on the Toronto skyline while incorporating the proposals into existing neighbourhoods. At 589 Eglinton East on the edge of Leaside, applications for Zoning By-law Amendment and Site Plan Approval have been made by Sajecki Planning on behalf of BayviewEg Investment Corp. for a creative tower design by TACT Architecture that features curving corners and step backs in multiple places.

The proposed tower hits 35 storeys and a height of 119.7m, rising from a podium of six storeys. Balcony sculpting, gradual step backs at podium level and at the crown blend the building with its neighbours, including the rental building to its immediate east. Retail space on the ground floor faces both Eglinton Avenue East and Mann Avenue, intended to encourage a pedestrian-friendly environment close to Leaside station on Eglinton Line 5.

The proposal starts in an L-shape for the first 14 storeys, each floor reducing at the southeast corner as it climbs, and then rises in a rectangular form for the remaining storeys. The tower floor plate slowly reduces in size again for the uppermost half-dozen storeys, with the middle floors having a floor-plate of 758m². The unique shape of the tower would result in smaller setbacks of 4.2m and 3.3m from Eglinton Avenue East and Mann Avenue respectively, and larger ones of 12.5m and 17.6m from the rental building to the east and the rear lot line.

The proposal includes 389 units and 25,931m² of residential Ground Floor Area (GFA), in addition to 660m² for retail. The building would feature 740m² of outdoor amenities and 772m² indoors. Across four underground levels there would be 79 resident parking spaces and 38 for retail and visitors. For bicycles, the proposal includes 350 resident spots and 45 for visitors.

The site is situated at Eglinton Avenue East and Mann Avenue, just west of the major intersection of Eglinton Avenue East and Bayview Avenue. It currently has four buildings of one to two storeys, used for both residential and commercial purposes. The proposal calls for these buildings to be demolished for the project. There is approximately 1,982m² of land with an irregular shape.

With Leaside station on the new rapid transit line poised to make the area more accessible when it opens in about a year, this proposal is just one of several that would further intensify the surroundings. The unique shape and mixed-use on the site is intended to adding more living, work, and shopping options for the community, and to fit in with its existing and future aesthetic.
