Over the last three years, a rapidly growing development has been expanding upon its promise of becoming a skyline-defining presence just outside North York Centre. M2M Condos, a master-planned community project from developers Aoyuan International, has been steadily marching through its first phase of development as the construction of two towers of 34 and 36 storeys above a shared podium continues. With the first towers expected to set the tone for the future of the community, Aoyuan has reported that a construction milestone is on the horizon, with a total of only 10 floors left to construct before the celebratory topping off.
Since our last report on the Wallman Architects-designed project's construction progress, the southern portion of the 8.6-acre site on Yonge Street, between Sheppard and Finch avenues, has seen a time-lapse-worthy transformation in terms of its vertical presence. In a statement from Aoyuan, UrbanToronto has been informed that the south tower has been formed up to the 35th of its 36 total floors, while its sibling tower immediately to the north has reached the 27th of its 34 total floors. In a matter of weeks, both towers will be topped off, and the project will shift into the next stage, working towards the completion of the external finishings.
As is common practice during tower construction, the sealing of the towers has been underway for some time, as external cladding works its way up the towers behind the forming progress. It is generally understood that the sooner a building can be clad and sealed, the better, and the crews working on M2M have wasted no time as the cladding process continues to make significant progress of its own. Aoyuan's report informed us that the south tower has been clad up to the 24th storey, and while no info was provided for the north tower, the image below indicates that cladding is not far behind, and appears to be trailing just over half a dozen storeys.
Looking at the work going on in the podium section from which both towers rise, we can see the advantages of getting the building sealed early on in the construction process. By the early summer, the podium was fully clad, allowing the crew to proactively begin interior finishes while the construction of the towers continued. Months later, Aoyuan informs us that nearly all the interior framing and drywall work across all podium levels is complete, although no images have been made available yet.
Three more towers will eventually complete the mixed-use community, which will balance its residential intake with 180,000 ft² of retail and commercial space across the development. As phase one moves forward, the community will be activated with mixed-uses from day one, with the opening of an H-Mart supermarket in the podium of the first two towers.
