There are plans to redevelop a single-storey plaza at the intersection of Danforth and Birchmount roads, within 1.5 km of Scarborough GO station. Currently occupying the site at 468 through 480 Danforth Road is a plaza with a Sun Valley supermarket, a staple in the community, along with Mama’s Boys, a respected old-school burger joint, a Pizza Pizza, and a pub. The plaza is proposed for redevelopment by Altree Developments for a mixed-use, mid-rise building, with housing, at-grade retail, and a new public park. For this, a Zoning By-Law Amendment application has been submitted to the City of Toronto.
Triangular in shape, the proposed development is designed by Graziani + Corazza Architects, in a courtyard style configuration. At grade level, the building would have townhouse style units along the north side where it faces the proposed public park at 509 Birchmount Road and the existing Sadler Parkette to the east. Retail uses would be at the southern edge of the building along Danforth and Birchmount roads. South of the building is a stand-alone bank branch at the actual intersection of Danforth and Brichmount.
Surrounding the site is a mix of suburban low-rise and apartment neighbourhoods. Retail storefronts can be found along St Clair Avenue East, less than a kilometre to the north. Southwest of this site is the Birchmount Plaza shopping centre, including an Asian supermarket.
The design has 9-storey arms along Birchmount and Danforth frontages, 12 storeys facing south, and 5 storeys facing north. These elements wrap around a-single storey base in the centre of the proposal, which covers servicing, ramp areas, and parking space. Outdoor amenity space is placed on some of the rooftop areas. 452 residential dwelling units are proposed, in a mix of 2% studios, 49% one-bedrooms, 39% two-bedrooms, and 10% three-bedroom units. The proposal has 34,405m² of gross floor area, with an approximate FSI of 4.79 on the site.
Located within two underground parking levels, are 398 parking spaces. Of those, 364 spaces are for residents and 34 for visitors. There are 340 spaces for bicycle parking, 230 of which are long term stacked spaces, 78 are short term. Servicing would be accessed from Birchmount. The site is served by TTC bus routes which which serve stations on Danforth Line 5.
