Applications for an Official Plan Amendment, Zoning By-Law Amendment, and Site Plan Approval have been submitted to the City of Toronto by Bousfields Inc for the redevelopment of 3080 Dufferin Street, where D’Onofrio Holdings Inc and Dufferin Lawrence Property Ltd are seeking approval for a mixed-use development, two new public streets — one east-west, the other north-south — and a park, which would replace a Toyota dealership on the west side of Dufferin Street north of Lawrence Avenue West.
Designed by Kohn Partnership Architects Inc, the proposal is comprised of two buildings, one per block, on either side of the new north-south street. The proposal seeks a total Gross Floor Area of 36,030m² which would have gross density of 2.82 FSI on the lot.
Block 1 facing Dufferin would feature a mixed-use building with a U-shaped, 6 and 8 storey podium plus tower rising to 26 storeys and 83m. The proposed public park, 1,510m² in area, would run from Dufferin to the new north-south street along the south side of Block 1. Driveway access to the building would be from the new north-south street, between the arms of the U. A total of 410 residential units proposed, including 39 studios (10%), 191 one-bedrooms (47%), 131 two-bedrooms (32%) and 49 three-bedrooms (12%) along with 6 townhouse units fronting onto the proposed park. The showroom of the Toyota dealership would front Dufferin. An underground garage would provide 370 motor vehicle spaces, 210 for residents (57%), 41 for visitors (11%), and 118 related to the automotive showroom (32%).
An automotive service centre would be built on Block 2, located on the west side of the site. The 6-storey building would reach of height of 20m² with the ground and second floors offering office and car shop space, with the remaining levels and roof for 127 parking and vehicle storage spaces. Parking and loading would be situated at the north end of the building providing access to the new east-west street.
The proposed 18.5m² north-south public street would, as part of an area plan and the redevelopment of adjacent properties, eventually intersect with Apex Road to the north and Lawrence Avenue to the south. The new east-west street along the northern edge of the site would gain 9.25m² of its right-of-way from this property, with a similarly dedication coming from from the property to the north.
The site is located about 900m west of Lawrence West subway station on University Line 1, and it is a short bus ride along Lawrence to that station. TTC buses also ply Dufferin Street, soon to serve Fairbank station on Eglinton Line 5 about 2km to the south, and Wilson station to the north, passing Yorkdale Shopping Centre first. Implementations towards TTC’s Service Plan propose to provide 2 priority bus lanes, 2 general purpose lanes and 1 two-way left turn lane along Dufferin Street within the next five years. Highway 401 is less than two kilometres to a north.
