Bousfields Inc., acting as planning consultants for Stafford Developments, are proposing a 10-storey residential building to occupy 914 Bathurst Street that would require an Official Plan amendment and Zoning By-law amendment. A Site Plan Approval application has also been submitted to the City of Toronto for the new plan.

The site is situated at the northwest corner of Bathurst Street and Barton Avenue in The Annex, and currently has a 7-storey building on it, formerly the Vermont Square Long Term Care Home, which closed in September, 2021. The applications for the redevelopment would allow a mid-rise apartment building that would bring new housing for the area.

Plans by Turner Fleischer Architects Inc. aim to provide a more contemporary built form complimenting to its surrounding context. This proposed 10-storey residential building accumulates a total height of 37.18 metres, along with a residential GFA of roughly 9,561m² and a gross FSI of 6.23.

The proposal’s aim is to include a diverse range of 124 residential units, through a combination of 60% one-bedrooms, 28% two-bedrooms, and 12% three-bedrooms. Plans also include a sum of 79 parking spaces in a 4-level below-grade garage. Bicycle parking spaces are to be located on the first below grade level, with 151 bicycle parking spaces. Intentions are also to widen the existing 4.56 metre laneway to the west by 0.72 metres, totalling 3.0 metres from the centreline. Changes to the laneway are to provide access to the parking garage with an additional pick-up and drop off driveway.

The building would be adjacent to low density areas east and west of it, and situated amidst a mix of institutional, residential, commercial, and mixed-use buildings. East of the site are designated low-rise neighbourhoods with building forms consisting of detached, semi-detached, and townhouses from 2½ to 3 storeys, some of which have been converted to multiple apartments.

The area includes parks and open spaces, restaurants and community services. The Bathurst Route 7 bus stops directly in front of the site, connecting riders to Bathurst subway station, about 220 metres to the south.
