With over 16 months of progress under the belt of the Menkes Developments' Lake & Town community in south Etobicoke, new images shared with UrbanToronto show that the site has quietly been evolving into the full scale development it promised to be. Designed by Turner Fleischer Architects, the new community located just north of Lakeshore Boulevard West at 225 Birmingham Street, will eventually be comprised of 200 units built into 2-over-2 stacked townhouses; generally five storeys tall, the houses are spread out across 11 blocks, forming an enclosed residential neighbourhood.
Construction began with the foundation, which saw the excavation of the majority of the site to make space for the underground parking facility that will service the entire community, with access from Birmingham Street. A concrete floor plate was then installed, and the foundations for the 11 blocks of buildings began to go up from there.
Months later, we are seeing fully formed blocks with townhouses at different stages; the most developed townhouses are already framed, clad, and into the process of roofing. The block at the centre of the site, immediately south of the open space occupied by site offices, appears to be the furthest along, with windows installed as well as the majority of the external finishings. The block immediately to the east also appears to be at a similar level of completion. Meanwhile, on the western border of the site, four blocks are beginning construction from the foundation, with the southernmost block moving ahead with wood framing.
The makings of the rooftop patios that will provide residents with outdoor amenity space are clearly visible in the more completed blocks, while the blocks on the northern edge of the site along Birmingham Street are still finishing up with roofing and sealing before they can proceed with developing those rooftop spaces further.
As the project moves closer to completion, the landscaping process will help to further express that this development is a community of its own. A newly laid out network of walkways and roads will facilitate the flow of traffic smoothly while leading pedestrians to a central outdoor amenity area of over 800m2 where socializing and recreation can occur. The development also benefits from its proximity to the lake, which is highly sought after, especially being so close to the city.
