First Capital has submitted Official Plan Amendment and Zoning By-law Amendment applications to the City of Toronto to redevelop 895 Lawrence Avenue East, located at the southwest corner of Lawrence Avenue East and The Donway West, right across the street from the Don Mills Branch of the Toronto Public Library, and the Shops at Don Mills. The proposal designed by WZMH Architects is for residential towers that rise to 17 and 22 storeys from a mixed-use podium.
The development would replace a two-storey commercial plaza and its parking lot, which currently houses nine retail units on the ground level and offices on a second level.
The proposal would house a total of 438 residential units. At grade, it would offer 5,000 ft² of retail space fronting onto Lawrence, while a landscaped pedestrian plaza would open up the corner at The Donway. Further streetscape improvements are proposed surrounding the entire site.
According to the architects, "the podium and tower elements are designed to promote an enjoyable pedestrian experience at-grade and create a visually interesting sightline to the plaza."
Approximately 6,000 ft² of indoor and outdoor amenity space is proposed, located on the first, second, and seventh floors. Below the building, 334 vehicular parking spaces are proposed, in addition to 438 bicycle parking spaces.
