A few years ago, in June of 2017, Fieldgate Urban submitted Zoning By-law Amendment and Site Plan Approval applications to the City of Toronto for a property at 1200 Dundas Street West, just west of Ossington Avenue. The developer proposed an eight-storey, mixed-use condo designed by TACT Architecture that would replace the existing Beer Store location on the property.

After the City did not respond to the application within the prescribed time period, Fieldgate appealed to what is now the Ontario Land Tribunal (OLT) in May of 2018. Between the time of the appeal and the OLT hearing in July of 2019, the developer reached a settlement with the City, and made a new, updated submission, which brought on IBI Group as the new architect, and a new design overall. 

The new proposal was 6,602m² in area on a site of 1,403m², resulting in an FSI of 4.70. The number of units was doubled, and the number of parking spaces reduced by almost half. Amenity space was also significantly increased.

The new design also brought new cladding materials, including brick and glass. The eight-storey building offered a total of 115 residential units, with retail at its base. Units were broken down into 34 studios (30%), 53 one-bedrooms (46%), 17 two-bedrooms (15%), and 11 three-bedrooms (9%).

A total of 173m²  of indoor amenity space and 115m²  of outdoor amenity space was planned on the second floor, while residents will also have private outdoor amenity spaces through balconies or large terraces on upper floors.

In June of 2020, the signage of the Beer Store was removed, and the building was repurposed into the sales centre for the new project, which was marketed as The Twelve Hundred starting mid-2021.

In the Fall of 2021, updated documents required for Site Plan Approval were submitted to the City, the review of which continues. While final approvals are still pending, other preliminary work can proceed, and this past January, demolition began at the site with the sales centre coming down and the property fully cleared and ready to see shoring commence by May.

A shoring rig recently appeared on the site in early July, and work has begun as of last week, with excavator and shovel on hand to flatten any remaining areas of uneven ground to prepare those areas for shoring too.

Once excavation begins, crews will dig out just one storey below grade to accommodate a level of underground parking which will offer 28 spaces, 25 for residents and 3 for visitors. Long term parking will be provided for 104 bicycles along with 12 short term spaces.
