Land Services Group has submitted Zoning By-law Amendment and Site Plan Approval applications to the City of Toronto for the development of a six-storey mixed-use rental building designed by Hyphen Studio at 219 Roxton Road, on the southeast corner of Roxton and College Street.

The site is comprised of two adjacent properties at 219 and 221 Roxton Road. A two-storey single family home is currently at 219, while a vacant three-storey residential building is currently falling apart at 221. The two buildings abut each other.

The proposal involves tearing down the two buildings in order to construct a six-storey, mixed-use building which would have 17 residential rental units. The unit mix is proposed to be 11 one-bedroom, and 6 two-bedroom units.

The gross floor area of the building is proposed to be 1,465m², resulting in a density of 5.08 FSI. There would be 995m² dedicated to residential space, with 372m² dedicated to commercial space at street level. Exclusively outdoor amenity areas are proposed, totalling 96m² and taking the form of one residential balcony area on each floor, with a rooftop deck atop the 6th level.

No parking spaces are proposed as the site is served by the east-well 506 Carlton streetcar, while 63 Ossington buses head north-south just 100 metres to the west.
